Job Description

JOB TITLE: LEAD REFRIGERATION TECHNICIAN / HVAC
FLSA STATUS: NON-EXEMPT
BENEFITS STATUS: FULL-TIME
SALARY GRADE: M3

GENERAL STATEMENT OF JOB


Under limited supervision responsible for all installation maintenance and repair of air conditioning
units and associated air handling chilled water distribution and environmental control systems. Plans
individual jobs and long term work operations develops a preventive maintenance program and
controls the quality of repair work. Reports to the Director of Maintenance.


DUTIES AND RESPONSIBILITIES


ESSENTIAL JOB FUNCTIONS
Repairs remodels installs and replaces equipment that functions under air conditioning and
refrigeration.
Receives oral or written work requests and sets priorities.
Conducts a quality check of work in progress or upon completion to assure acceptability.
Oversees repair and replacement of faulty thermostats wiring and controls.
Oversees repair and replacement of all compressors.
Reviews the work of contractors for adherence to plans and specifications and for quality
assurance.
Informs staff of latest technological advances and environmental compliance requirements.
Keeps records of work orders inventory and expenditures.
Estimates and orders needed equipment and supplies.
Determines the appropriate air conditioning and refrigeration equipment.
Designs modifications to existing systems to achieve efficient operation.


ADDITIONAL JOB FUNCTIONS
Performs other related maintenance functions as directed by the Maintenance Director.


MINIMUM TRAINING AND EXPERIENCE
Graduation from high school and five years of experience in commercial/institutional air conditioning
and refrigeration or any combination of education training and experience that provides the
knowledge skills and abilities required to perform the job functions.
MINIMUM QUALIFICATIONS OR STANDARDS REQUIRED TO PERFORM ESSENTIAL JOB FUNCTIONS
Physical Requirements: Requires light physical work. Must be able to lift mail and boxes up to ten
pounds. Must be able to sit at a computer for extended periods of time.
Interpersonal Communication: Requires the ability to speak and/or signal people to convey or
exchange information.

Language Ability: Requires the ability to read simple forms. Requires the ability to prepare time sheets
and supply requisitions using prescribed format.
Intelligence: Requires the ability to apply common sense understanding to carry out instructions
furnished in written or oral form.
Verbal Aptitude: Requires the ability to record and deliver information to explain procedures to follow
oral and written instructions. Must be able to communicate effectively and efficiently in standard
English.
Numerical Aptitude: Requires the ability to utilize mathematical formulas to add subtract divide and
multiply.
Motor Coordination: Requires the ability to coordinate hands and eyes rapidly and accurately in using a
computer.
Interpersonal Temperament: Requires the ability to deal with people beyond giving and receiving
instructions. Must be adaptable to performing under moderate levels of stress.
Physical Communications: Requires the ability to talk write and hear.
Other: Requires State license in air conditioning/refrigeration EPA Recovery Certification and a valid NC
drivers license.


KNOWLEDGE SKILLS AND ABILITIES
Thorough knowledge of air conditioning and refrigeration theory.
Considerable knowledge of the design and operation of centrifugal and reciprocal compressors.
Considerable knowledge of the design and operation of pneumatic control systems.
Considerable knowledge of the practices methods materials and equipment used in the
maintenance and repair of air conditioning and refrigeration equipment.
Working knowledge of electricity.
Ability to diagnose equipment malfunctions and prescribe repair procedures.
Ability to work without direct supervision.
