Job Description

Summary:

Title Examiners are responsible for abstracting and examining documents from the public records and providing title opinions based on the facts and documentation. This is achieved by using extensive title knowledge to examine the prior chain of title and all relevant documents for errors identifying any title issues & taking the necessary steps to ensure a clear title. In addition the title examiner is responsible for providing accurate/ professional title commitments while maintaining a high level of productivity in assessing risk and liabilities in accordance with policy provisions.

Role and Responsibility:

  • Performs title examination and examines the chain of title for a wide range of title orders primarily residential purchase and REO properties
  • Analyze and evaluate full title searches and identify issues or matters that cloud the title or impair the foreclosure process
  • Review the entire foreclosure action to confirm that the foreclosure was properly conducted and complies with all state and federal requirements
  • Determine which liens showing on the title were divested or will be divested with the recordation of the Foreclosure Deed
  • Add appropriate requirements and exceptions to the commitment for issues that will need to be resolved before closing
  • Abstracts and analyzes records such as mortgages liens judgments easements vital statistics and plat and map books to determine ownership and legal restrictions and to verify the legal description of property and completeness of records
  • Resolves most issues such as missing information incomplete inaccurate or contradictory information contained in the title documentation
  • Prepares initial title commitment documentation based on the application of procedural guidelines
  • Communicate with office staff and clients regarding issues with requested title insurance coverage or defects that may impact the closing of a transaction.
  • Perform other duties as assigned by the manager.

Qualifications and Education Requirements:

  • High School diploma or GED required Baccalaureate degree preferred.
  • 3 years of experience in the title industry national or regional experience preferred.
  • Full understanding of underwriters Mutual Indemnification Agreements (MIA).
  • Work under general supervision.
  • Ability to make well-reasoned risk decisions.
  • Experience utilizing ResWare or similar title software preferred.

Reasoning Ability

  • Ability to define problems collect data establish facts and draw valid conclusions. Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written oral diagram or schedule form.
