What You Do
The Vice President of Business Development will lead the companys efforts to grow its market presence develop strategic partnerships and explore new business opportunities. This role is crucial in driving long-term growth within our industry by identifying new revenue streams expanding the customer base and overseeing the business development team. The VP will work closely with senior leadership to align business development strategies with overall company goals.
The Vice President of Business Development for Property Management is an essential leadership position designed for a dynamic strategic and results-driven individual. The ideal candidate will bring extensive industry experience a track record of successful business expansion and a passion for driving growth in the property management sector. General Duties
Ensure the smooth operation of the Cooperative on a daily basis through observation communication and action.
Provide responsive high-quality service to residents and staff.
Be thoroughly familiar with the operational and mechanical systems of the building in order to guide and manage service contractors.
Orchestrate and coordinate building repairs servicing and maintenance. Oversee the activities of contractors facilitating access to systems mechanical areas and residents units.
Maintain strict security by safeguarding and managing resident unit keys building fobs and security access.
Monitor security cameras exterior doors to the building and maintain a secure environment for our residents.
Answer resident inquiries log resident issues or concerns and take appropriate action.
Provide accurate complete and timely information in a courteous efficient and timely manner.
Manage building communications by posting notices announcements via email and calls to individual residents notifying residents of upcoming events.
Monitor business operations report infractions review company policies and proposals for possible risks and liabilities.
Report on community building activities.
Prepare weekly report for board members.
Assist with answering after-hours emergency calls promptly.
Accept deliveries and notify residents of their deliveries.
Responsible for performing other specialized duties related to the overall management of the property.
Resident Relations
Be the residents point of contact for information and answers about the community including repairs rules events etc.
Act as liaison between board and owners/residents.
Ensure resident compliance with established policies and procedures.
Handle resident issues within the guidelines of the various property policies and the governing documents.
Ensure all residents are informed of key property events and ensure that communications are timely thorough and proofread and utilize a format approved by the property.
Evaluate resident appeals to violation notices issued to them and recommend a course of action.
Handle building communications including posting notices and sending announcements via email and to individual units notifying units of scheduled inspections repairs or other activities.
Meeting Attendance and Compliance
Meet twice a month with EJF for Site Staff meetings/education through Zoom or in person
Record Maintenance
Keep track of relevant dates and schedules.
Create maintain and suggest improvement for the Boards recordkeeping and filing system.
Consistently work to ensure information is accurate and accessible.
Property Inspection
Conduct a daily walkthrough of the entire property inspections of all common areas of the property including the hallways exterior and mechanical areas.
Report any items to the Community Manager and Board noted during the inspections.
Maintain a tracking list of items which need improvement.
Qualifications
This position requires a High School Diploma. Some college coursework is helpful.
Three plus years of proven property management experience in cooperative or condominium management as an on-site or portfolio manager. Other real estate and/or property experience a plus.
Strong communication and customer service skills.
Strong interpersonal skills and ability to communicate at all levels.
Project management and/or ability to multi-task and manage deadlines.
Experience working with contractors.
Able to work independently and proactively.
Must have technical skills in email and computer software and programs.
Customer orientation and ability to adapt/respond to different types of personalities.
Excellent communication and presentation skills
Ability to multi-task prioritize and manage time effectively.
Attendance/Availability Requirements
The position requires on-site residence and in the event of an emergency the ability to work any of the seven days of the week 52 weeks of the year (PTO and holidays are part of the benefits package). Because the building is a 24/7 operation the manager must be able to work their scheduled hours on a consistent basis and if necessary overtime hours when requested. The position requires the ability to serve on-call as scheduled or as necessary. The manager must also be able to attend certain resident events that are held after hours.
