Position Summary
Maintains the grounds facility and equipment in a safe and efficient manner in accordance with current established policies and procedures and federal state and local standards guidelines and regulations.
Duties and Responsibilities
- Maintains general plant and facility in good repair ensuring a safe clean and orderly environment. Follows maintenance schedule and instructions from supervisor.
- Performs routine maintenance on grounds parking areas driveway etc. including cutting trimming sweeping as necessary or directed.
- Performs routine maintenance and repair on building and equipment including plumbing plastering electrical carpentry and mechanical as directed in accordance with established procedures.
- Cleans windows and screens as directed.
- Replaces burned out light bulbs including exit lights overhead lights fluorescent lights room call lights etc. and performs housekeeping duties in very high places.
- Services heating and cooling units and systems as specified by the manufacturer and in compliance with established policies and procedures.
- Perform unscheduled maintenance tasks as directed.
- Reports defective equipment and equipment malfunctions or breakdowns to supervisor as soon as possible.
- Ensures maintenance supplies have been replenished in work areas as necessary.
- May drive a company vehicle as instructed.
Qualifications:
- Previous related experience preferred
- Mechanical aptitude required
- Ability to interact tactfully effectively and professionally with other employees residents family members visitors government agencies/personnel and the general public as needed.
- Must be able to relate to and work with physically and/or mentally ill disabled elderly emotionally upset and at times hostile people within facility and treat them with respect and consideration regardless of their cognitive or functional level
