Description

Portico has a fabulous opportunity for an experienced REGIONALVICE PRESIDENTto oversee operations for our Dallas/Fort Worthportfolio.

General Purpose:

The Regional Vice President (RVP) is responsible for overseeing the entire operations of a housing portfolio within a defined geographic area. As a Regional Vice President you will manage all phases of the operations including personnel leasing maintenance financial administration and risk management. As an offsite leader you will supervise all aspects of the portfolio to ensure compliance with Porticos company policies and procedures safety and fair housing guidelines and liability concerns. The RVP will be responsible for monitoring the development of directreport Regional Directors Sr. Regional Directors and Associate Vice Presidents within their portfolio maintaining organizational awareness and working to enhance company presence in the market.

Essential Functions:

Personnel Management

  • Use consistent techniques and company directives to screen hire train coach and develop regional management and onsite staff.
  • Foster a collaborative and performancedriven culture by setting clear goals expectations and accountability measures.
  • Ensure effectiveness of staff through ongoing training coaching counseling and guidance in compliance with Portico training benchmarks.
  • Deal effectively and consistently with performance problems; document adequately communicate with Human Resources and terminate appropriately when necessary.
  • Ensure all hiring approvals written evaluations and Personnel Action Forms (PAF) are reviewed and approved and delivered to the Human Resource department in a timely manner.
  • Review and approve all vacation and sick time requests from directreport team members.
  • Evaluate and enhance team productivity offering coaching feedback and recognition.
  • Ensure staff compliance and consistency with Company policies and procedures.

Financial Management

  • Achieve the highest possible net operating income through the implementation of effective cost control revenue and leasing improvements. Identify trends and recommend strategies and adjustments.
  • Work with asset managers and ownership to develop strategies for increasing property value and maximizing returns on investment.
  • Develop yearly operating budgets/forecasts.
  • Monitor and analyze property budgets and financial statements identifying areas for improvement and cost optimization.
  • Provide Capital improvement suggestions for the future of the sites.

Strategic Planning and Growth

  • Develop and implement regional strategies that align with the companys overall goals focusing on improving property performance tenant retention and operational excellence.
  • Work with executive leadership to develop and execute longterm regional strategies including market expansion acquisition and repositioning of properties.
  • Analyze market trends competition and economic factors to identify opportunities for growth and improvement.
  • Collaborate with the marketing team to implement regionspecific marketing campaigns and branding strategies.
  • Drive portfolio growth by identifying new business opportunities acquisition targets and potential revenue streams.

Client and Resident Relations

  • Serve as the primary point of contact for key clients and stakeholders addressing concerns developing relationships and ensuring satisfaction.
  • Collaborate with ownership and investors providing regular updates on property performance and operational strategies.
  • Develop and implement resident retention strategies resolving escalated resident issues in a timely and professional manner.
  • Ensure that properties maintain a high level of service fostering a positive and professional image within the community.
  • Foster positive relationships with vendors contractors and service providers to ensure highquality costeffective services.

Travel

  • This position entails travel estimated at 2550% of work time annually. Travel may be required for property visits conferences training sessions or other businessrelated activities.

Qualifications/Basic Job Requirements:

Years of jobrelated experience: 7 years of experience in property management.

Degree required and area of study: Bachelors degree in Business or Management is required from a fouryear college or university or any equivalent combination of education and multifamily experience
