Everyday Will Be Different but Your Primary Duties Include:
- Put your handyman skills to work by performing property turnovers and service calls.
- Maintain your own set of hand tools.
- Conduct maintenance checks on occupied homes and apartments identifying and addressing problem areas.
- Manage inventory and order parts as necessary.
- Ensure plumbing connections are safe and functional.
- Check and maintain all appliances and related connections.
- Employ carpentry skills for repairs and replacements.
- Tackle tasks like repairing or replacing toilets tubs sinks faucets doors door hardware jambs molding and trim.
- Handle exterior maintenance tasks including siding trim and gutter repair.
- Perform routine maintenance inspections and report identified issues to property managers promptly.
- Be oncall with your cell phone for afterhour service requests responding to emergencies as needed.
- Collaborate with our MSD General Manager following their directions.
- Communicate effectively with tenants owners internal staff and external vendors regarding maintenance needs.
- Receive and process maintenance requests both verbally and in writing.
- Review work orders troubleshoot issues and create work orders or take other appropriate actions as needed.
- Schedule work orders based on urgency.
- Coordinate with service workers and outside vendors through text phone calls or in person.
- Follow up with residents to verify the timely completion of projects and service calls.
- Maintain accurate records of repairs equipment/appliance installations removals and hours spent on each job.
- Assist in compiling reports to track call volume and types of requests contributing to our continuous improvement efforts.
