About the Facilities ManagementDepartment

Mount Royal Universitys Facilities Management department is responsible for the planning development construction design operation maintenance safety security and stewardship of all the buildings infrastructure sites and services within Mount Royals campus community. Through efficient and environmentally sustainable operation we offer grounds custodial building operations facilities planning security services and engineering professional services to provide a physical environment that supports and enhances our academic space for students and staff. Our team of professionals are dedicated to providing customer service excellence. Our staff respond to daily service requests and emergency/ priority situations as needed.

About the Role

Reporting to the Supervisor Central Plant the Power Engineer performs work essential to the ongoing repair operation and maintenance of the Universitys base building HVAC systems. Work is performed under minimal supervision.

This position is a part of the MRSA Collective Bargaining Unit. The normal shift is 7.5 hours per day five days per week. It is a requirement for Power Engineers to be scheduled in the oncall rotation on afternoon shifts weekend shifts (Saturday or Sunday) stat holidays and and other scheduled rotations as required to ensure ABSA inspection rounds are conducted daily 7 days/week. Overtime may be required and callouts to the campus can be expected during emergencies.

The Power Engineer functions within ABSA codes OHSA and other applicable legislation regulations policies guidelines and standards.


Responsibility 1 40: Support of HVAC Systems and Equipment

  • Completes HVAC system and equipment requests as assigned by the Supervisor;
  • Responds to urgent issues assesses and repairs base building HVAC systems;
  • Responsible for maintenance operations and troubleshooting of HVAC systems and related equipment within the Central Plant remote heating plant(s) campus related base building HVAC systems CHP cogeneration plant and the support of solar panel systems;
  • Responsible for water treatment testing/analysis/applications;
  • Responsible for hydronic systems for the heating cooling and glycol systems including room controls valves steam traps unit heaters and all associated components exhaust fans air handlers and humidifiers;
  • Responsible for the repair and maintenance of Lab Service HVAC equipment as directed by the Supervisor;
  • Reviews equipment performance reports data trends metering and statistics to improve equipment operation to proactively adjust operational performance activities;
  • Executes regular inspections of mechanical equipment (log sheets and rounds) to identify any operating irregularities. This work is performed both digitally via building automation systems and physical analytical inspections;
  • Works with contractors in performing specialized maintenance services to HVAC systems. Example: Annual legislative boiler and pressure vessel maintenance and inspection services;
  • Ensures equipment and processes are operating and maintained to meet ABSA code requirements manufacturers recommendations and industry standards;
  • Installs new HVAC equipment when required;
  • Replaces deteriorated or obsolete HVAC equipment and repairs equipment having residual life with new parts as required;
  • Reads and interprets drawings specifications circuit diagrams and code regulations;
  • Notifies the Supervisor of unusual equipment conditions and recommends corrective actions;
  • Provides related services associated with University events as required;
  • Displays initiative judgement and personal direction when carrying out responsibilities as work is performed under minimal supervision;
  • Must be able to coordinate work with other trades as necessary prioritize and respond to work orders appropriately anticipate potential issues and provide solutions within established standards and procedures to avoid problems and delays in relation to services provided.


Responsibility 2 40: Preventative Maintenance Program

  • Performs preventative maintenance inspections and repairs as per assigned schedules;
  • Assists with Code onsite inspections and correcting deficiencies;
  • Supports leadership and colleagues in determining preventative maintenance schedules and procedures as per manufacturers recommendations industry best practices guidelines and standards.


Responsibility 3 20: Support of Facilities Management

  • Under direction of the Supervisor supports the project management department in scoping HVACrelated system work for potential projects and future capital planning upgrades;
  • Investigates the impact and necessary procedures to safely shutdown/startup HVACsystems for the project management department contractors and/or coworkers;
  • Performs data collection on HVACsystems and equipment to support asset management;
  • Supports maintaining single line diagrams master drawings legend and schedules;
  • Participates in the effective use of the Computerized Maintenance Management System (Archibus) in completing work requests and preventative maintenance assigned work.

Other related duties as assigned.

Qualifications

  • 4th Class Power Engineering ABSA Certificate;
  • 3rd Class Power Engineering ABSA Certificate would be an asset;
  • Minimum of 35years of experience is required;
  • Demonstrated experience in commercial industrial and institutional Power Engineering applications;
  • Demonstrated training knowledge and experience with base building Power Engineering system repairs maintenance operation practices techniques tools test equipment and safety procedures;
  • Building codes regulations and standards related to ABSA Power Engineering systems;
  • Relevant information and tracking systems and business productivity tools (e.g. Microsoft Office internet tablets mobile phones);
  • Provide customer service according to university and departmental standards and expectations by pleasantly and respectfully interacting with coworkers supervisors contractors consultants suppliers students and other members of the University community and evaluating customer satisfaction;
  • Ability to read and interpret blueprints schematic diagrams shop drawings specifications and maintenance manuals is required;
  • Plan prioritize and coordinate multiple activities under time pressures;
  • Demonstrate initiative sound judgment flexibility creativity and attention to detail and accuracy;
  • Demonstrate commitment to confidentiality tact diplomacy client service and continuous improvement.


Salary: $60571..00 per annum
