GENERALQUALIFICATIONS:

  • Thorough knowledge of the entire Community.
  • Must demonstrate a good working knowledge of computers.
  • Must demonstrate an ability to operate and maintain various machines and equipment as well as be familiar with the proper use of various hand tools.
  • Must demonstrate the ability to read write and communicate in English.
  • Must have good physical condition to perform assigned tasks.
  • Must be able to read blueprints wiring schematics and other technical documents that apply to building MEP systems.

  • Working knowledge of building MEP systems
  • MEP troubleshooting

JOB RESPONSIBILITIES:

  • Evaluate all Corrective Work Orders assigning to Maintenance Staff throughout the Month those that are to be completed InHouse and interacting with Outside Contractors for those Work Orders that go beyond the scope of the InHouse Staff.
  • Above assignments may also be completed personally as deemed appropriate or necessary.
  • Routinely evaluate the progress of all Corrective and Preventive Work Orders to ensure their completion in a timely manner.
  • Routinely conduct Rounds to evaluate the effectiveness of outside Grounds Contractors as well as the Security Contractor
  • following up as necessary with their respective Supervisory Personnel on concerns or problems.
  • Maintain various Logs and other documentation for the various Systems throughout the Community.
  • Complete Daily Rounds of Main Mechanical Room ensuring that all systems are operational.
  • Routinely evaluate processes and systems to institute positive change with the Director
  • Plant Operations approval and support.
  • Assure credibility of work order system by follow up discussions with maintenance staff and residents.
  • Provide proactive leadership to maintain a wellbalanced workflow and a culture of trust and reliability within the maintenance department and community.
  • Maintain all maintenance areas in an organized manner that meets or exceeds OSHA NEC and NFPA standards.
  • Respond and communicate promptly and professionally to all residents staff members and Chesapeake leadership.
  • Perform other duties and tasks as assigned by the Director of Plant Operations and the Executive Director.
