We are seeking a Credit Controller Collection of clients rental to ensure healthy cash flow and control of all debtor accounts. Maintain good longterm customer and client manager relationships.

Allocations
Allocations of tenant payments on a daily basis to line items (SAP) per tenant remittances
Offsetting against line items minimum on weekly basis on unknown items.
Clearing of matching adjustment items.
Tenants to use correct account numbers on bank text fields.
Mispost reversals and reallocation to correct accounts.
Deposits Bank Guarantees / Refunds
Deposits to be collected within 3 months of being raised.
Bank guarantee vetting to standard format. Ensuring record in SAP updated and accounts adjusted.
Expiry report dates checked monthly g/tees to be called on prior to expiry where there are arrears
Refund of deposit any interest applicable and credit balances due. Investigation of other credit balances and correction thereof.
Submission of complete Tenant Clearance pack including signed clearance form recon relevant correspondence.
Reporting
Monthly arrears and tenant deposit reporting ensuring that each tenant with a balance has a current explanation and action plan with timeline. Notes saved in SAP.
Accurate month end workbench and reporting submitted timeously.
Internal and external Audit Report investigations and feedback.
Quarterly bad debt and Adjustment billing workbench and Summary.
High Risk accounts identified for ECL provision increase.
Presentation of arrears reports at Owner and Team meetings high level
Collection activities
Collection of income against achievable targets. 95 overall monthly average to be achieved on the portfolio by year end (excluding deposits outstanding less than 3 months).
Telephonic collections and follow up on all accounts to successful collection query resolution or hand over to attorneys.
Regular communication to relevant depts and team members ie Leasing/Property Admin/Facilities on all tenant queries raised and follow up to ensure corrections processed.
Detailed accurate summarized comments on each case recorded.
Copy statements Utility readings copies (Infoslips) municipal accounts (increases) as requested. BP update of tenant contact numbers and emails.
All correspondence responded within 48 hours.
Meeting agendas understood and fully prepared for
Reconciliations arrears/disputes analysed and communicated clearly.
Journals to load legal fees adjust interest approved write offs etc.
Bad debts are managed in line with the Dunning policy.
Final demand letters/ breach issued timeously
Recommendation to summons within policy guidelines. Instruction to attorneys including all supporting documents and signed leases/suretyships.
Legal account and process followed to finalization. Trial attendance for evidence purposes where needed.
AODs / reconciliations maintained and followed up in event of default.
Unpaid Items Follow up of unpaid debit orders and letters to clients. Ensure Finance debit unpaid items and fees.
Misposts and Reallocations reversals actioned and Finance alerted ito bank reversals due. Mispost journals done where necessary.
Interest on arrear rental indicator applied in SAP ito lease clause on late payer accounts.
Interpretation and recommendation of settlement agreements within policy guidelines and follow up in writing. Draft AOD docs to record approved terms. Reconciliations attached to all AOD agreements.
Tenant records maintained in SAP. Update tenant data (invoice addresses vat numbers emails and contact details) and ensure data integrity. Notes and important documentation saved on each tenant contract.
Growth in Team / Ad Hoc Duties
Be prepared to learn different skills and take on additional duties within the Credit Management and Centre Team as required.
Be proactive iro developments to improve processes and delivery.

Requirements
Minimum of Grade 12 with Accountancy as a subject or equivalent qualification and Credit Management Degree would be an asset / training is beneficial
5 years relevant experience in a credit control role
