TheProperty Accountant is responsible for the endtoend accounting of adesignated portfolio of properties. This includes the accurate recording andreconciliation of operational property transactions vendor payments municipalcharges and expenses associated with the properties. The Property Accountantworks closely with Financial Managers and property teams to ensure thefinancial integrity of the assigned portfolios and alignment with internalcontrols. This role involves a range of accounting responsibilities includingjournal entry preparation bank reconciliations age analysis and financialreporting.
Key Responsibilities:
1. GL Maintenance Reporting andReconciliations
- Prepare and maintainthe general ledger (GL) ensuring accurate and timely recording of allfinancial transactions
- Prepare and postjournal entries to the GL ensuring accurate and timely recording of financialtransactions
- Prepare and delivervarious accounting reports and supporting schedules including balance sheetsand income statement schedules
- Maintenance of monthlybalance sheet reconciliations
- Prepare and reconcileintercompany loan accounts ensuring accurate and timely recording ofintercompany transactions
- Manage the accountingand reconciliation of letting commissions ensuring accurate recording andpayment
- Maintain monthlybalance sheet reconciliations ensuring that all accounts are accuratelyreconciled and discrepancies addressed
- Prepare age analysisreports for debtors and creditors identifying overdue accounts and takingappropriate action to manage outstanding balances
- Conduct detailedreconciliations and analysis such as resolving issues on debtors accounts andpreparing bond account reconciliations
- Prepare shareholderloan schedules and reconciliations and reconcile intercompany loan accounts
2.Cashbook Related
- Prepare and signoffmonthly bank account reconciliations ensuring all transactions are recordedaccurately and discrepancies resolved
- Check cashbooks on adaily basis to ensure correct allocations
- Capture cashbookentries
3. Compliance
- Assist in thepreparation for the yearend audits ensuring all necessary documentation andreconciliations are completed and available for auditors
o Address auditinformation requests and queries in a timely manner
4. Daily Operations
- Check cashbooks on adaily basis to ensure correct allocation of transactions and maintain accuratefinancial records
- AP Support with Supplier invoices for payment listing.
- Process and reconcile supplier invoices related to property operationsincluding:
o Municipal utilities (water electricity refusesewerage)
o Security cleaning landscaping and maintenanceservices
o Building repairs and capital improvements
5. Process Efficiency and Automation
- Create efficienciesthrough the implementation of automated processes and procedures continuouslyseeking opportunities to streamline applicable accounting processes
Requirements
Must be a South African Citizen
Must be willing to work onsite in Office
Bachelors degree in Accounting or Finance (or in progress)
Minimum 2 years of accounting experience (property experience advantageous)
Experience with municipal utility accounting and operational property transactions
Strong Excel skills (pivot tables lookups reconciliations)
Experience with property finance systems (e.g. MDA MRI)
