Purpose
The Senior Asset Manager is accountable for the strategic positioning and direction of the assets under their management. The role focuses on the identification of strategies that will enhance capital value and meet the needs of the customer ultimately delivering sustainable returns.
What youll be doing
Senior Asset Managers review property performance and meet with customers market influencers and advisors regularly to understand their customer needs competitor options and market forces. Partnerships forged and knowledge gained create opportunities to best position assets lock in renewals ahead of lease expiries and attract new customers to the portfolio. These initiatives drive higher building occupancy retention rates and increase value.
Overall accountability of performance of assets under their management.
The financial outperformance of the asset including financial risk management.
Assessing valuation and identify strengths weaknesses and opportunities in the cash flow horizon.
Leading market knowledge through a vast network and understanding of each property market
Fostering active partnerships internally by ensuring information flow between AMs and PMs
Creating and maintaining strong relationships with customers (both tenants and investors) management team members (Asset Services Team ESG Flexible Spaces PM FM Capital Works Managers etc) and other key internal stakeholders (i.e. Finance team and Fund Managers)
Creating and implementing strategies to best position assets under their management to attract and retain customers
Recommending appointment of leasing agents and driving the strategic marketing of the asset
Negotiating and coordinating major leases
Preparing and presenting the annual Strategic Asset Plan ie asset budget including income assumptions and capital expenditure to be jointly agreed with the Fund Manager
Ensuring the valuation assumptions align to the asset forecast and fund expectations
Overseeing the Property Management service to ensure the key strategies and the budget are being delivered
Attending monthly property meetings along with the PM CWO Manager and FM
Where possible improving the sustainability performance of Assets (and endorsement of Funds initiatives where applicable)
Support property management in management of WHS risk across assets under their management.
Support and drive the annual tenant customer survey action plans.
Market participation with inclusion on key industry panels etc.
Enhancing the customer experience through place creation and technology.
Building and maintaining tenant relationships and developing rapport and trust with key tenant representatives
Achieving internal budget targets and financial results including property level budgets and leasing/valuation outcomes
Understanding the positioning of assets in the broader market
Influencing internal stakeholders to deliver on asset strategy
