Job Summary

Minor Hotels Australasia is looking for an experienced and proactive Maintenance & Building Manager to join our Brisbane team on the Northside of Brisbane.

This is a key leadership opportunity responsible for overseeing engineering maintenance facilities and compliance functions ensuring exceptional standards are maintained across all operations while supporting the long-term performance and value of the asset.

This is a hands-on leadership role suited to someone who enjoys balancing strategic planning stakeholder management and day-to-day operational excellence.

Key Responsibilities

  • Lead all engineering maintenance facilities and building operations across the property.
  • Manage mentor and develop the maintenance team while overseeing external contractors and service providers.
  • Deliver a comprehensive preventative maintenance program to minimise equipment downtime and extend asset life.
  • Coordinate reactive maintenance and emergency repairs to ensure minimal disruption to hotel operations and residents.
  • Oversee the maintenance and operation of HVAC systems lifts fire services swimming pools electrical plumbing hydraulic systems roofing and general building infrastructure.
  • Maintain statutory compliance records essential services testing and WHS obligations.
  • Manage contractor procurement inductions permits to work and performance.
  • Prepare and manage operating budgets maintenance forecasts and capital replacement plans.
  • Coordinate insurance repairs defect rectification projects and capital works.
  • Maintain the propertys maintenance management system (CMMS) work order system and asset registers.
  • Attend Body Corporate meetings and provide technical advice and maintenance reports.
  • Respond professionally to maintenance enquiries from guests residents and owners.
  • Identify and implement sustainability initiatives focused on energy water and operational efficiencies.
  • Provide after-hours support for critical maintenance emergencies as required.

Qualifications :

You are an experienced facilities or engineering leader with a strong technical background and a passion for maintaining high-quality assets. You thrive in a fast-paced environment enjoy working with multiple stakeholders and are committed to delivering exceptional service and compliance standards.

You will also have:

  • A relevant trade qualification (preferred).
  • At least 3 years experience managing engineering maintenance or facilities within a hotel strata or commercial property environment.
  • Demonstrated experience managing maintenance budgets contractors and capital works projects.
  • Strong knowledge of Queensland building compliance essential services and Workplace Health & Safety legislation.
  • Excellent leadership communication and stakeholder management skills.
  • Experience using computerised maintenance management systems (CMMS).
  • A proactive approach to problem-solving with strong organisational skills.
  • A current Australian Driver Licence.
  • First Aid certification (desirable).
  • Fire safety and pool plant qualifications (highly regarded).
