Job Summary:
The Traveling Maintenance Technician is to independently maintain and repair real estate assets and associated equipment at White Oak and surrounding Northeast Florida/South Georgia properties. This position is responsible for managing assigned maintenance activities across multiple locations with minimal direct supervision exercising independent judgment to identify prioritize and resolve maintenance issues. This position conducts preventative maintenance and repairs for residential and light commercial electrical mechanical and plumbing systems. The Traveling Maintenance Technician will assist with appliance repair and maintenance for kitchen laundry refrigeration HVAC preventative maintenance and minor repairs. The Traveling Maintenance Technician will make weekly rounds to assess and report any issues with assigned properties.
Essential Duties:
Independently prioritize schedule and complete maintenance activities across multiple properties while exercising sound judgment regarding repairs safety concerns and escalation of issues requiring management review.
Conduct trouble shooting repairs and installation as needed.
Conduct inspections to identify safety hazards and preventative maintenance needs.
Schedule and perform routine preventative maintenance on all interior and exterior serviceable building systems
Perform routine scheduled preventative maintenance on all lighting/ electrical and plumbing systems interior and exterior of all facilities.
Provide Facilities Manager with report of preventive maintenance inspections performed and suggest corrective actions to be applied
Perform repairs and maintenance to all sewage systems
Perform repairs and maintenance of commercial and residential kitchen laundry and other appliances
Troubleshoot and determine service requirements by applying technical skills and experience including HVAC system operations and preventive maintenance experience
Repair replacement and maintenance of pool pumps controls and piping systems as well as other pumps including irrigation recirculating and fire protection pumps
Work closely with maintenance manager and team to complete priority maintenance projects
Serve as a mechanical and electrical representative to other maintenance staff and contractors
Complete and submit required paperwork in a timely manner.
Safely and accurately operate construction equipment hand and power tools along with shop machinery to complete assigned projects.
Install fixtures including drywall flooring windows doors and hardware.
Manage inventory of tools equipment and maintenance supplies in the service vehicle.
Document work orders and progress using our digital tracking mobile application.
Respond promptly to urgent or emergency maintenance requests across the region.

Education and Work Experience Requirements:
Experience: Minimum 3-5 years in general maintenance construction or handyman roles.
Demonstrated ability to work independently with minimal supervision exercise sound judgment prioritize competing demands and effectively manage a regional maintenance schedule. Must be a self-starter who is proactive resourceful and accountable for achieving results.
Proven ability to identify maintenance issues determine appropriate corrective actions and make routine field decisions without direct oversight.
Technical Skills: Strong proficiency in carpentry plumbing painting and basic electrical work.
Ability to operate without direct supervision and be self-motivated persistent confident tenacious and take pride in work.
Certificates of competency (journeyman cards) in electrical and plumbing preferred but not required.
Flexibility in work hours and schedule; job may occasionally require working long hours weekends and holidays
Dependable trustworthy and neatly groomed
Excellent time management skills to handle independent travel schedules.
Ability to interact professionally with staff at different regional sites.
Capable of receiving and following instructions and communicating with co-workers
Ability to read and adhere to labels safety warnings and guidelines
Attentive to detail and always alert to ensure safety
Physical Requirements Hazards and Special Working Conditions:
Valid drivers license required.
Capacity to lift up to 50 lbs and climb ladders regularly.
Working conditions include working in inclement weather extreme temperatures (attics) noise hazardous materials able to work using ladders and man lifts and carry heavy objects.
This is a salary position which can require weekend coverage and may require occasional after-hour service work.
