The individual holding this position performs a variety of specialized semi-skilled/skilled cleaning tasks andminor maintenance repairsin support of the Housing Department. This position is responsible for cleaning and maintaining the interior and exteriorof multi-family andresidential buildings attached parking lots play structures andsurrounding grounds. This position alsomonitors building activities and is an integral member of the property management team.

The successful applicant will be a reliable detail-oriented professional with experience performing building maintenance custodial services and property upkeep in residential or multi-family housing environments. They will demonstrate strong knowledge of cleaning practices minor repair work and grounds maintenance while maintaining safe clean and welcoming living spaces for residents. The ideal candidate will possess excellent observation and communication skills the ability to monitor building activities identify maintenance concerns and work collaboratively as a valued member of the property management team. A commitment to customer service resident satisfaction safety and pride in maintaining community facilities is essential for success in this role.

Program: Hazel Heights is a 153-unit Low Income Housing Tax Credit building located in the Hazelwood neighborhood of SE Portland. Opened in 2018 it is conveniently located near bus and MAX lines with one- and two-bedroom units available.

Schedule: Monday - Friday 7:00am - 6:00pm (Any 8-hour shift in these times) (Saturday and Sunday off)

Location: Hazel Heights - (12621 SE Stark Street Portland OR 97233)

Compensation: $23.64/hr. - $31.35/hr. *Final comp will be determined based on relevant experience education credentials/licensure and internal equity. External candidates: Offer max $27.43/hr. per our Union contract.

MINIMUM QUALIFICATIONS:

  • Must have a High School diploma or GED or be able to obtain within one year of hire.
  • Sixmonthsexperience and/or training in interior/exterior janitorial work.
  • Must be able to report and work at multiple locations as assigned.

SKILLS AND ABILITIES:

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Provide training and supporttonew and existing staff as needed.
  • Perform a variety of janitorial tasks to maintain theexterior of multi-family and residential buildings attached parking lots play structures and surrounding grounds to maintainandenhancecurb appealand safety.
  • Maintainacomfortable safe andsanitary environment for tenants and staff.
  • Maintain common area flooringincluding but not limited toscrubbing stripping mopping waxing and carpet cleaning.
  • Assist Community Manager with unit move in condition reports and unit move out condition reports.
  • Have the ability toassist Community Manager with entering work orders into Yardi including but not limited to maintenance requests and make ready.
  • Have the ability toidentify pests such as roaches ants bed bugs and rodents.
  • Perform follow-up cleaning afterpest control treatments including vacuuming of pests and disposal of bed bug infested property.
  • AssistCommunity Managerwith full buildingunit-by-unitinspections.
  • Perform minor upkeep room inventory and vacant room preparation tasks.
  • Perform routine floor and upholstery care includingstripping and waxing as needed.
  • Use hand tools power toolsand special industrial cleaning equipment.
  • Use residential and commercial cleaning chemicals.
  • Perform tasks including but not limited to: cleaning and straightening of all common areas of the building including cleaning windows floors countertops appliances and fixtures.
  • Garbageremoval and recycling.
  • Responsible for the ordering of cleaning supplies supply inventory and tracking.
  • Responsible for keeping Supervisor informed of supply and equipment needs. Report hazardous or emergency conditions to Supervisor.
  • Conduct periodic inspections of common areas.
  • Assist On-Site Manager with customers key responsibilities.
  • Greetand answer queries from residents andbuilding visitorsandprovide information and updatestostaff.
  • Assist withthedelivery of legalnotices and other documentsas needed.
  • Coordinate access for contractors and vendors to perform preventative maintenance and repairs.
  • Maintain daily shift logs update building rosters and other reports.
  • Monitor security cameras as assigned.
  • Collect random and required observed urinalysis as assigned by theOn-Site ManagerPortfolio Manager or Case Management Staff.
  • Update lobby area with appropriate health and social services related information.
  • Inventorylabel and store tenant property.
  • Driving is an essential function of this role.
  • Adhere to safety policies and procedures.
  • Adhere to all state and federal privacy and security regulations applicable to the program and to CCC policies and agreements regarding confidentiality privacy and includes immediately reporting any breach of protected health information or personal identification information of any person receiving CCC services by CCC or an outside provider to the CCC Compliance Department as well as to your supervisor or theirdesignee.
