Job Summary
MalaceHR is seeking a skilled and self-motivated Operating Engineer to support a high-profile commercial facility in Morrisville NC. This position will be responsible for maintaining and troubleshooting critical building systems with a strong focus on HVAC operations and chiller maintenance supporting a mission-critical laboratory environment. The ideal candidate will possess strong technical expertise excellent customer service skills and the ability to work independently in a client-facing role.
- Operate maintain troubleshoot and repair commercial building systems including HVAC plumbing electrical lighting and mechanical equipment.
- Perform preventative and corrective maintenance on HVAC systems and associated equipment to ensure optimal performance and reliability.
- Support and maintain critical chiller systems serving laboratory operations.
- Monitor building automation and mechanical systems recording equipment readings and making operational adjustments as necessary.
- Respond to maintenance requests and work orders in a timely and professional manner.
- Inspect clean calibrate and replace equipment components as required.
- Perform routine facility maintenance including lighting repairs plumbing maintenance and general building upkeep.
- Monitor and evaluate work performed by outside contractors to ensure quality and compliance with site standards.
- Maintain inventory of tools equipment and maintenance supplies.
- Comply with all company and client safety policies procedures and environmental regulations.
- Identify potential safety hazards and proactively recommend corrective actions.
- Maintain a clean organized and professional work environment.
- Serve as a customer-facing representative of the maintenance team providing excellent communication and service to building occupants and client stakeholders.
- High School Diploma or GED equivalent.
- 24 years of experience maintaining and repairing commercial building systems.
- Strong HVAC maintenance and troubleshooting experience.
- Ability to independently diagnose issues across mechanical electrical plumbing and HVAC systems.
- Working knowledge of Microsoft Office applications including Word and Excel.
- Strong communication professionalism and customer service skills.
- Ability to work independently with minimal supervision.
- EPA Universal Certification.
- Chiller maintenance and troubleshooting experience.
- Experience supporting laboratory mission-critical or high-tech facilities.
- Two years of trade school or technical training in HVAC refrigeration electrical systems or related field.
- Experience working in client-facing facility operations environments.
- Commercial office and laboratory facility supporting a growing technology-focused operation.
- High-visibility role with direct interaction with client personnel and facility occupants.
- Approximately 100 occupants onsite.
