The Controls Technician is responsible for the installation programming point-to-point checks commissioning troubleshooting and ongoing maintenance and repair of building automation and HVAC control systems across the Axxon and BMS system fleet. You will work closely with our Controls Engineering team boiler service mechanics electrical division and building operations staff to deliver reliable efficient and intelligent building performance. A very important part of your responsibility will be ongoing training & mentorship of entry level technicians. This is a field-first role: most of your time will be spent on-site at properties throughout the NYC metro area with administrative and programming time based from our Mount Vernon headquarters.
KEY RESPONSIBILITIES Mentorship & Training Furnish ongoing training and mentorship of new hires and current employees. Teach controls installation and troubleshooting fundamentals. Strong problem solving abilities and a talent for explaining BAS functions to non-technical building owners or operators. Installation & Commissioning Install wire terminate point-to-point testing and commission DDC (Direct Digital Control) systems controllers including sensors actuators control valves VFDs HOA Starters current switches/sensors RIB relays and field panels. Produce maintain and furnish As Built documentation for BMS Submittals wiring diagrams floor plans network architecture diagrams etc. Configure and verify Lonworks BACnet/IP BACnet MS/TP Modbus and various Wireless communication networks (Zigby LoraWan). Perform point-to-point verification and functional testing of control sequences prior to site handover Service & Troubleshooting Respond to service calls and emergency off-hours situations for Axxon-monitored sites Diagnose and resolve controller network sensor and actuator faults and failures using remote dagnostics and hands-on field investigation Perform scheduled preventive maintenance on control panels edge devices and field instrumentation Restart and recover control devices and troubleshoot internet/VPN connectivity issues at panel locations Documentation & Collaboration Produce and maintain accurate as-built wiring diagrams point lists point-to-point checkout commissioning and sequence documentation Communicate job status material needs and field issues clearly to project managers and the controls engineering team Support Axxon software engineers with site startup and owner training
Required 5 years of hands-on experience in building automation HVAC controls or a related field BAS & HVAC knowledge: Direct Digital Control (DDC) systems commissioning sequence of operations and equipment-level troubleshooting. Solid understanding of DDC control theory: analog/digital I/O PID loops closed-loop feedback and sequences of operation Experience with BACnet (IP and MS/TP) protocol and network architecture commissioning Ability to read and interpret electrical schematics mechanical drawings and control wiring diagrams Proficiency with control system programming and commissioning tools Competency with standard BMS (CAT-6E) ethernet network architecture network switches routers cabling etc. Competency with standard technician tools: multimeters calibration devices loop calibrators and electronic testers Excellent computer skills and strong understanding of Microsoft Office Products (Word Excel Visio). Capable of climbing ladders or using other lift equipment over 8ft above grade and capable of lifting items up to 50lbs. Valid driver's license with a clean record
Preferred Experience with programming one or more of the following platforms: EasyIO Sedona (SBN) SkySpark Niagara Framework (Tridium) Honeywell Distech Schneider EcoStruxure Johnson Controls Metasys Automated Logic Reliable or Delta Controls Familiarity with steam boiler systems zone valve control and hydronic heating which is highly relevant to our NYC multifamily portfolio Experience with Inovonics Milesight wireless sensors or similar wireless sensing technology OSHA 30
