Essential and other important responsibilities and duties may include but are not limited to the following:

• Maintains day-to-day technical operations of premises and maintains an effective command over all technical services
• Prepare and maintain E&M inventory control programs and systems
• Coordinate approval of contracts notices and other time-sensitive documents
• Tracks the AMC/Warranty/Defect Liability Period- DG BMS CCTV contracts maintenance calls etc. and assigns work orders and emergency projects
• Maintain good relations with clients residents and key vendors
• Assist with all scheduling activities including all freight elevator scheduling plant rotations and any vendor activities which affect the residents (window washing elevator maintenance etc.)
• Coordinate maintenance plans with outside contractors
• Assists in maintenance/engineering issues (plumbing HVAC electrical) if required
• Respond quickly to emergencies and act as Team Leader during such events
• Works with Security to coordinate all building fire/life safety drills/seminars
• Assist in ensuring compliance with basic statutory requirements such as licenses permits etc.
• Schedules and coordinates meetings/special events as requested
• Ensure/understand the System & Processes related to E&M services and implement and modify the same on time to time.
• Supervise maintenance staff including hiring training personnel development
• Manage Engineering operational accounts of the building as required and maintain operating and capital budgets
• Recommends/implements improvements for preventive maintenance programs on an ongoing basis
• Develop/maintain effective specified asset maintenance and safety procedure manuals and ensure adhering to in-house compliance
• Oversees all building systems including fire/life safety plumbing and electrical issues and ensures all the systems are operating as per standards.
• Administer all equipment and construction warranties about the defect liability period.
• Coordinate the development of and/or maintain the as-built drawing library
• Conduct regular inspections of operating mechanical electrical and other operating systems; make necessary adjustments to operating equipment and controls
• Prepare and maintain engineering reports and checklists.
• Prepare and maintain Inventory Records
• Preparation of incident reports and root cause analysis to prevent any similar incidents

Knowledgeable and experienced

Do you have a diploma/degree in facilities management/administration/hotel school Do you have one to three years of experience in residential property management Are you an ace in Microsoft Office Software If you say yes to all these then we are more than happy to work with you.
