Planning Engineer
Job Summary
We are looking for an organised and analytical Planning Engineer to join a multidisciplinary real estate development group in Sri Lanka. This is a head officebased role with involvement across the organisations development projects working closely with site teams contractors consultants and senior management.
In this role you will own the construction programmes for the organisations projects developing and maintaining them reviewing progress against baselines and preparing clear reports for management. You will coordinate works across contractors and consultants ensure the sequence of works is logical and optimised and track procurement so that materials long-lead items and subcontract packages arrive in time to support the programme. Your planning and reporting will give management early visibility of delays and risks and keep every project moving on a clear coordinated path.
KEY RESPONSIBILITIES
Construction Programming & Planning
- Develop maintain and update master and detailed construction programmes including baseline look-ahead and recovery programmes for ongoing projects.
- Establish a clear logical sequence of works with the project team reviewing construction methodology and optimising sequencing durations and resource allocation.
- Review contractor programmes and schedules for logic feasibility and alignment with the master programme before acceptance.
- Prepare short-term look-ahead schedules with site teams to drive weekly execution priorities.
Progress Review & Reporting
- Track actual progress on site against baseline programmes measuring completion identifying slippages and assessing critical-path impact.
- Prepare weekly and monthly progress reports S-curves dashboards and management summaries that give a clear accurate picture of each projects status.
- Analyse delays and their root causes prepare catch-up and recovery programmes and maintain programme records to support extension-of-time and claims assessments.
- Conduct site visits as required to verify reported progress against actual works on the ground.
Coordination of Works
- Coordinate interfaces between contractors subcontractors consultants and internal teams so that works proceed without clashes rework or idle time.
- Support and follow up on progress and coordination meetings recording actions tracking commitments and verifying close-out.
- Identify upcoming information and decision needs drawings approvals design inputs in advance and follow up so that site works are never held up.
Procurement Tracking
- Develop and maintain procurement schedules aligned with the construction programme covering long-lead items key materials and subcontract packages.
- Track procurement status from requisition through ordering manufacture and delivery to site escalating any risks to the programme early.
- Coordinate with quantity surveying procurement and finance teams on ordering timelines material take-offs and delivery scheduling.
REQUIREMENTS
- Bachelors degree in Civil Engineering Construction Management or a related field from a recognised institution
- 35 years of experience in construction planning programming or project coordination on building projects
- Proficiency in Primavera P6 and/or MS Project including baseline management progress updates and critical-path analysis
- Strong construction administrative skills and clear understanding of FIDIC
- Strong understanding of construction methodology and sequencing for reinforced concrete building works from substructure through finishes
- Ability to read and interpret construction drawings and understand scopes of work across trades
- Strong analytical and reporting skills with proficiency in MS Excel including S-curves dashboards and management summaries
- Excellent coordination and communication skills to work across contractors consultants and internal teams
- Ability to work independently from head office with site visits as required to verify progress
ADDED ADVANTAGE
- Experience on high-rise residential or condominium projects
- Prior experience in a developer-side or project management consultancy (PMC) role
- Exposure to delay analysis extension-of-time (EOT) assessments and contractual programme records
- Familiarity with procurement cycles and long-lead item management in the Sri Lankan market
- Experience building reporting dashboards (e.g. Power BI) for management
