This role is full time paid at $110000 annually plussuperannuation and access to Salary Packaging.
The Position
The Assistant Asset Manager (AAM) supports the Asset Managerand asset team in the effective management and maintenance of HousingFirstsresidential property portfolio. The role assists with the coordination anddelivery of asset management activities including supporting theimplementation of the annual capital works program and providing projectcoordination AAM facilitates access to tenancies for inspections maintenance andimprovement works and assists with coordinating property works during vacancyperiods to ensure they are maintained to a safe and high standard. The rolealso provides administrative and contract management support to the asset teamassisting with contractor engagement documentation and monitoring of work tosupport the efficient delivery of asset programs and services.
Responsibilities
-Assist the Asset Manager to coordinate plannedmaintenance and the annual capital works program by scheduling and trackingworks following up contractors monitoring timelines/budgets/completions andensuring projects are efficiently administered and appropriately documented.
-Coordinate access to tenanted properties forinspections maintenance compliance checks and capital works by liaising withtenants/property management/contractors issuing required notices andmaintaining accurate access and completion records.
-Coordinate repairs upgrades and complianceworks during vacancies by liaising with contractors and internal teamssupporting condition inspections/documentation and monitoring completion toensure properties are safe compliant and tenant-ready
-Maintainaccurate asset data property records and documentation with asset managementsystems.
-Provide contract management and administrativesupport by coordinating contractor engagement maintaining documentationtracking work orders/invoices monitoring works progress and contractorperformance and supporting reporting to meet asset management and compliancerequirements.
As our ideal candidate you will have:

-Demonstrated experience in property assetmanagement maintenance coordination or a similar role preferably withincommunity housing social housing property or facilities management sectors.
-Understanding of property maintenance processescontractor coordination and delivery of maintenance and capital worksprograms.
-Experience supporting contract administration orcontractor management including coordinating quotes tracking work orders andmaintaining documentation.
-Experience coordinating property access andworking with tenants contractors and internal stakeholders.
-Ability to maintain accurate records and managedata with asset management or property management systems.
-Understanding of or willingness to learnregulatory and operational environment of the community housing sector.
