Job Description
The APAC Commercial Manager is responsible for overseeing and managing the overall commercial management function within the Clients Capital Management Team for the APAC region. Ensuring strategic alignment with the Clients financial objectives and regional business drivers. This leadership role establishes and governs the Clients regional commercial frameworks processes and standards while ensuring compliance with both Client and JLLs financial systems and reporting requirements. The role ensures efficient and consistent operation of all regional commercial activities to meet contractual obligations with respect to the property portfolio of the Client throughout the region achieving the Clients regional objectives of cost optimization consistency and risk management.
This role provides strategic commercial leadership working closely with the APAC Cost Manager to ensure delivery excellence while maintaining accountabilities for all commercial and cost-related outputs to the Client.
What this job involves:
General Responsibilities
Lead multiple stakeholders in developing recommending and approving strategic commercial plans and regional budgets during client planning cycles
Interact with appointed consultants to provide steerage and guidance on Client requirements.
Strategic oversight of financial accounting and planning processes including budget forecasting variance analysis and financial modelling across the APAC region
Expert knowledge in commercial management capital planning and project cost management theories and principles with strong strategic thinking skills and judgment
Demonstrate ability to research analyze and prioritize multiple commercial concepts and regional initiatives
Communicate effectively across the APAC Region and with the Clients Global Team for diverse audiences recognizing sensitive commercial situations
Proficiency in maintaining commercial management systems financial reporting tools and technology platforms.
Strategic time and priority management while overseeing both Client and JLL technology systems integration and commercial data management
Responsible for monitoring performance against commercial-related KPIs.
Strategic oversight of project budgeting and estimating
Leadership of the Clients annual commercial planning accruals management and strategic budgeting processes
Leadership
Establishes the vision and strategy for commercial management across regional projects ensuring the client receives exceptional commercial delivery and value optimization
Understand and translate the clients key business drivers into commercial strategies ensuring team priorities align with strategic deliverables
Lead and mentor the APAC Cost Manager and regional commercial team members
Drive commercial excellence and innovation across the regional portfolio
Client/Stakeholder Management
Lead commercial relationships with key stakeholders in the Clients organization serving as the primary commercial interface
Support the Regional Projects Delivery Lead in ensuring commercial aspects of contractual obligations are met in live projects.
Develop and maintain strategic understanding of the Clients business and key commercial factors influencing their requirements
Present commercial strategies and performance to senior Client stakeholders
Liaison with and support to Client Finance Team for necessary reporting and initiatives
Financial Management
Lead the development of commercial strategies project budgets and forecasts in accordance with the Clients financial timetable
Ensure adherence to commercial aspects of the contract and drive continuous improvement
Accountable for the achievement of commercial key performance indicators service levels and contracted measures
Proactively manage benchmarking database(s) in order to provide robust budgeting to the Client.
Oversee cost optimization initiatives and value engineering opportunities
Operations
Lead the development and improvement of commercial processes for the account
Drive the development implementation and management of regional commercial initiatives and programs
Source evaluate and implement commercial best practices across the regional account
Drive regional consistency in commercial management including reporting standard operating procedures and systems integration
Ensure consistency and quality in commercial reporting across each country within the region
Oversee preparation of strategic commercial reporting to the satisfaction of the Client
Job Requirements
15 years of commercial management and capital planning work experience with demonstrated leadership capabilities
Strong technology skills with emphasis on commercial management systems financial modelling and advanced spreadsheet programs
Comprehensive knowledge of commercial building design construction facility operations and commercial real estate management
Proven ability to lead teams and provide strategic direction to commercial professionals
Excellent written and verbal communication skills with strong presentation abilities for senior stakeholder audiences
Good command of both spoken and written English. Cantonese and Mandarin useful but not mandatory
Strategic thinking independent self-motivated flexible accountable and able to perform under pressure while leading commercial teams
Reporting Structure: Reports to APAC Strategy Lead within the on-account PMO Team
