POSITION: Director of Operations Implementation

COMPENSATION: Pursuant to Colorado regulations if this job is performed in Colorado the salary range is $143700-$197200. Eligible to participate in the company benefits plan. DIRECT REPORT: Vice President of Client Services

SUMMARY

The Director of Operations Implementation is a strategic leader with a strong operating background responsible for bridging the gap between business development and property operations. This role assists in compiling comprehensive business development materials and translates those sales-stage commitments into actionable operating plans for new close partnership with the operating teams the Director ensures the successful implementation of business plans established during the sales process driving continuity and operational excellence from the initial pitch through stabilized performance.

RESPONSIBILITIES (Including but not limited to)

  • Collaborate with the Business Development team to compile and refine operational narratives data and materials for client proposals and pitch decks.
  • Serve as the operational subject matter expert during the sales process ensuring proposed strategies are viable and aligned with Cardinals management platform.
  • Translate business development commitments into detailed property-specific operating plans and execution frameworks.
  • Partner with Portfolio and On-site teams to lead the transition of business plans from the sales cycle to daily operations.
  • Oversee the implementation of strategic initiatives for new communities ensuring consistency with the originally contracted scope and client expectations.
  • Monitor early-stage performance for newly transitioned assets to ensure operational tactics are driving the intended business results.
  • Facilitate cross-functional communication between sales transitions and operations to maintain alignment throughout the client lifecycle.
  • Proactively identify and resolve operational gaps in the onboarding process to improve scalability for new business acquisition.
  • Serve as the primary internal coordinator responsible for defining and ensuring highly accurate documentation of contracted services (including proprietary platforms like CX3 and Agency FIFTY3) to minimize onboarding friction and administrative burden on operational teams.
  • Drive the timely creation and review of initial operating business plans with Portfolio Managers guaranteeing that proposed rates are market-driven and tiered based on detailed competitive analysis to prevent reactive pricing strategies.

QUALIFICATIONS
  • Bachelors degree required in Business Operations Management or a related field.
  • Minimum 7 years of experience in multi-site operations implementation or property management leadership with at least three years in a Director-level capacity.
  • Demonstrated ability to translate high-level business development strategies into detailed executable operational plans.
  • Proven experience in the multifamily or student housing real estate industry.
  • Expertise in operational process architecture systems integration and change management.
  • Strong leadership presence and ability to facilitate cross-functional alignment between sales transitions and operating teams.
  • Strong work ethic integrity a passion for real estate and a desire to learn and grow.
  • Excellent organizational skills and ability to manage multiple tasks and competing priorities.
  • Strong written and oral communication skills required.
  • Available to travel as needed.
