Job Summary

Description

This role offers high visibility crossfunctional exposure and strong professional growth. As a Portfolio Analyst you will support portfolio and asset management activities across forecasting financial analysis leasing and investment evaluation and portfolio reporting. Working closely with the VP of Portfolio Management and Asset Managers you will track asset performance monitor inventory support budgeting processes and assist with strategic initiatives across the portfolio. This is an excellent opportunity to build a foundation for advancement into asset management acquisitions or broader corporate roles.



Responsibilities

Financial & Portfolio Analysis

  • Build and maintain financial models for asset valuations cash flow projections IRR/NPV analysis and leasing scenarios.
  • Track and analyze key performance metrics including occupancy rent roll rent collection operating expenses and variance to budget.
  • Prepare recurring and adhoc portfolio performance reports and presentations for senior stakeholders.

Asset Management Support

  • Maintain and update stacking plans rent rolls and inventory/availability reports across the portfolio.
  • Review property operating budgets capital plans construction updates and vendor performance to ensure alignment with business objectives.
  • Support leasing analysis including evaluating proposals assessing market rent and reviewing tenant profiles.
  • Support the preparation of internal approval materials for leasing transactions and development projects including drafting internal memos coordinating inputs from relevant stakeholders and ensuring consistency with underwriting assumptions and business strategy.

Market & Competitive Intelligence

  • Conduct market research on supply demand pricing and competitor activity in existing and target markets.
  • Compile insights to support investment decisions business planning and strategic initiatives.

Operational & CrossFunctional Coordination

  • Partner with Asset Managers Property Management Construction Finance and other teams across multiple time zones.
  • Assist in adhoc analysis special projects and process improvements that enhance portfolio performance and operational efficiency.

Qualifications & Requirements

The ideal candidate is a reliable detaildriven professional who demonstrates sound judgment composure under pressure and strong communication skills.

Additionally to be a good fit for this opportunity you will have:


Technical & Professional Skills

  • Bachelors degree withat least3 years of relevant experience. Preferred majors include Finance Accounting Real Estate Economics or another related quantitative or business discipline.
  • Advanced proficiency in Microsoft Excel including complex financial modeling scenario and sensitivity analysis
  • Strong working knowledge of Microsoft Word and PowerPoint with the ability to produce clear executive quality reports investment memos and presentation materials.
  • Solid understanding of basic real estate concepts including property operations leasing stacking plans and rent rolls.


Analytical & Organizational Strengths

  • Excellent numerical and analytical abilities with attention to detail when managing large datasets.
  • Strong organizational skills with the ability to prioritize multi-task and manage time-sensitive deliverables in a fast-paced environment.

Communication & Interpersonal Strengths

  • Clear and confident communication skills both written and verbal with comfort in presenting to senior executives.
  • Ability to build positive relationships with a high level of professionalism and integrity.
  • Team-oriented with a proactive mindset strong sense of ownership and willingness to go above and beyond.


Additional Requirements

  • Businesslevel proficiency in both Japanese and English (written and verbal).Experience in real estate asset management property management or related industries is an advantage.
  • Willingness to travel occasionally for training or site visits.
  • Ability to remain composed adaptable and solutions-oriented in a dynamic high-pressure environment.
