This is a hands-on influential role for a seasoned property professional who enjoys balancing strategic thinking with practical delivery and who thrives in a complex multi-site environment.
Youll be responsible for the operational delivery of Arvidas property strategy ensuring our communities are safe well-maintained compliant and fit for the future. Reporting to our Head of Property & Assets youll lead national property maintenance planning support capital decision-making and provide expert guidance to village and regional property teams. This means you will:
- Lead the development and delivery of annual and long-term property maintenance plans across Arvida communities
- Ensure properties and assets are maintained in line with strategy legislation warranties and sector standards
- Lead and oversee minor capital works and remediation projects (up to $250k)
- Provide specialist advice to Village Managers Property Managers and operational leaders
- Build strong partnerships with internal stakeholders contractors suppliers and regulatory bodies
- Champion best practice in asset lifecycle management risk compliance and health & safety
- Identify opportunities to improve innovate and strengthen how property services are delivered nationally
- Mentor support and influence property teams across the country
- Contribute to executive and board-level reporting systems improvement and national frameworks

Qualifications :

Youll be an experienced property or facilities professional with:
- 10 years experience in property facilities or maintenance leadership roles within large complex organisations (healthcare or similar environments advantageous)
- Proven experience implementing national property or maintenance frameworks across multi-site portfolios
- Strong working knowledge of NZ building legislation compliance and maintenance planning
- A pragmatic solutions-focused mindset with strong commercial and risk awareness
- Confidence leading projects influencing stakeholders and making sound operational decisions
- Excellent communication and relationship-building skills
- Tertiary qualifications in Property Facilities Management Building Science Engineering or a related field (preferred but not essential)
This role is based in Auckland but given our national footprint regular travel (including overnight stays) will be required around New Zealand.
