Role description:
Lead and manage regional portfolio transactions ensuring timely intervention for lease events and alignment with Arcadis global workplace strategy. This role drives strategic portfolio decisions sustainability compliance and seamless execution of lease transactions to support business needs.
Role accountabilities:
- Assist in defining the strategic direction of the portfolio with the Portfolio Director.
- Gather site data in collaboration with Workplace Data Analyst and CRE Specialist.
- Consolidate market research location costs and future cost estimates to build financial analyses.
- Develop comprehensive business cases for real estate decisions and manage lease documentation.
- Integrate Arcadis sustainability goals into all real estate decisions and transactions.
- Validate that proposed solutions meet environmental and corporate responsibility standards.
- Work closely with Projects and Operations teams to define program requirements timelines and budgets.
- Engage with local stakeholders to agree on location strategy and plan transitions ensuring alignment with business needs and global Workplace standards.
- Lead change and communication management throughout the transaction process driving stakeholder awareness adoption and a seamless move to business-as-usual.
- Execute lease transactions rent reviews and business rates for sites within EU UK&I and APAC regions.
- Ensure lease terms align with Arcadis standards and business objectives.
- Develop and maintain strong relationships with landlords and external partners.
Key shared accountabilities
- Partner with Portfolio colleagues and external partners to align market availability with Arcadis needs.
- Support global portfolio strategy by providing regional insights and execution expertise.
Decision rights
- Owns: Lease negotiation and execution within assigned regions; development of business cases and financial analysis for real estate decisions.
- Influences: Regional portfolio strategy and sustainability compliance.
- Vetoes: Lease terms or conditions that conflict with Arcadis standards or sustainability goals.
Qualifications & Experience:
- Strong expertise in corporate real estate transactions and lease negotiations.
- Ability to analyze financial data and build robust business cases.
- Knowledge of sustainability practices and their application in real estate (e.g. BREEAM LEED NABERS).
- Excellent stakeholder management and communication skills.
- Familiarity with market research and regional real estate trends.
- Fluent in German
