Job Purpose
The Design Coordination Architect will act as a single-point bridge between the Business Development team external architects and societies for redevelopment projects. The role focuses on driving feasibility coordination DCPR / UDCPR compliance alignment and society presentation readiness while the responsibility for design development and society presentation delivery remains with the external architect.
Key Responsibilities
1. BD Inputs & Design Brief Coordination
- Collect and consolidate redevelopment inputs from BD Transaction Leads including society expectations plot details commercial parameters and constraints.
- Translate BD inputs into a clear design brief for external architects.
- Ensure briefs are aligned with DCPR / UDCPR provisions applicable to the project.
2. External Architect Coordination & Feasibility Drive
- Coordinate with external architects for feasibility studies and concept proposals.
- Drive deliverables timelines and revisions from external architects.
- Review feasibility outputs for compliance with DCPR / UDCPR and redevelopment norms.
- Ensure feasibility aligns with BD strategy commercial assumptions and society commitments.
3. Society Presentation Enablement (Bridge Role)
- Coordinate and ensure preparation of society presentation material by the external architect.
- Act as the interface between BD team and external architect during society interactions.
- Support society meetings by managing coordination clarifying BD inputs and capturing feedback.
- Track post-presentation queries revisions and follow-ups to closure.
4. Regulatory Understanding & Risk Flagging
- Apply strong working knowledge of DCPR / UDCPR to identify risks deviations or missing inputs at feasibility stage.
- Flag regulatory planning and expectation mismatches early to BD leadership.
- Support informed decision-making with clear feasibility and compliance summaries.
5. Internal & Cross-Functional Coordination
- Coordinate design-related inputs with legal technical and approvals teams as required.
- Maintain proper documentation version control and tracking of feasibility drawings and presentations.
- Ensure smooth information flow across stakeholders to avoid deal delays.
Mandatory Skills & Knowledge
- Strong working knowledge of DCPR / UDCPR Mandatory
- Redevelopment feasibility understanding (FSI fungible TDR rehab/free-sale planning concepts).
- Excellent coordination follow-up and stakeholder management skills.
- Ability to drive external consultants with responsibility.
Preferred / Added Advantage (Not Mandatory)
- Exposure to working drawings or project execution stages.
- Understanding of construction sequencing site coordination or consultant drawings.
- Prior experience on developer or PMC side.
Software Skills
- AutoCAD (for reading/reviewing drawings)
- MS PowerPoint (presentation review & coordination)
- MS Excel (area statements feasibility tracking)
Qualification
- Bachelors Degree in Architecture () mandatory
- Council of Architecture registration preferred
