Description of job: The Supervisor of Facilities is responsible for the day-to-day management operation and maintenance of all school buildings and grounds across the districts nine facilities. This position ensures that all schools are safe clean well-maintained and operate efficiently to support high-quality teaching and learning environments. The Supervisor of Facilities reports directly to the Director of Operations and supervises custodial staff maintenance staff and contracted service providers.

Essential Responsibilities - Be visible in all school facilities on a weekly basis to inspect cleanliness safety and maintenance operations of the buildings
- Serves as Hazardous Materials Officer and coordinates the Right-to-Know Program. Coordinate the Asbestos Control Program implement Right-To-Know rules and regulations as required under Federal State and local law and become certified as an Asbestos Inspector and Competent Person.
- Directs and supervises all activities of maintenance personnel and oversees and directs the services of custodial personnel.
- Monitor and respond to building work orders prioritizing tasks based on urgency safety and operational needs.
- Be available 24 hours for emergency calls and issues.
- Examines school buildings and grounds regularly for needed repairs and maintenance reviews project priorities and estimates the cost of repairs for labor material and overhead if applicable.
- Develops a system for dealing efficiently with emergency repair problems.
- Maintains a file of plans and specifications for all school buildings to include Fire Alarm RIDEM State Boiler Inspector and Elevator Inspections/certificates radon testing and other required periodic testing.
- Reviews work orders and recommends approval or rejection assigns priorities and orders material needed. Coordinate priorities of work accomplishments with building principals and provide them with periodic reports of work completed in their building.
- Consults with school principals to organize and implement a program of preventive maintenance
- Responsible for time records and evaluation of maintenance and office staff.
- Have a thorough knowledge of reading and interpreting blueprints and specifications.
- Recognizes and corrects all unsafe plant/school conditions and ensure that all buildings and school grounds are maintained and operated in compliance with Federal State and local standards and regulations to include but not limited to Americans with Disabilities Act (ADA) compliance issues Asbestos Hazard Emergency Response Act (AHERA) water mold and radon testing and Department of Environmental Management (DEM).
- Makes recommendations for the assignment and termination of employment of all personnel with the facilities department when necessary. Screens recommends and assists with the recruiting of new hires.
- Works with the Human Resources Department to provide training as needed for staff. Organize and implement an orientation program on the proper operation and maintenance of school facilities for new custodial and maintenance personnel
- Cooperates with the fire marshal building inspector RI Trust insurance RIDEM inspection RIDOH health officials OSHA Asbestos Fire Safety State Boiler Inspector and town municipalities concerning periodic inspections and recommendations in accordance with code compliance and town ordinances.
- Conduct regularly scheduled inspections of all school facilities to ensure OSHA Health Asbestos Fire Safety and Structural compliance.
- Working as part of the District Emergency Response Team oversees and organizes weather-related clean up with internal staff custodial support and outside vendors.
- Plans and assists with budget preparations with administration officials.
- Responsible for the inventory and operation of vehicles and equipment and tools used by building and grounds personnel and makes recommendations for replacements when needed
- Confers with school principals and other parties in making plans for landscaping and planning and maintenance of various school grounds.
- Directs the preparation of playing fields grounds and other necessary facilities for athletics and other school activities.
- In conjunction with the central office staff works to ensure the physical security of all school department facilities.
- Implement and supervise appropriate Hazardous Material Programs inclusive of identification monitoring and removal of hazardous materials (i.e. lead and asbestos)
- Perform other duties assigned by the Director of Operations.

Qualification Requirements: |
- Strong knowledge of mechanical electrical HVAC plumbing and building automation systems.
- Familiarity with facility safety codes ADA compliance OSHA regulations and preventive maintenance practices.
- Proficiency with work order systems and basic technology tools.
- Strong leadership communication and organizational skills.
Preferred: - Experience in a school or municipal facility environment.
Certifications in facilities management building operations HVAC or related technical specialties. |
Education and/or Experience: |
- High school diploma or equivalent; technical or trade school training preferred.
- Minimum of 5 years of experience in facilities management building maintenance construction or related field.
- Demonstrated experience supervising custodial or maintenance staff.

Expectation is to obtain an Asbestos Inspector and Competent Person certification.
