Job Summary

Job Title: Maintenance Technician II

Classification: Hourly Full Time

Reports To: Maintenance Manager


OBJECTIVE: The Maintenance Technician II is a dynamic maintenance professional responsible for performing intermediate-level maintenance and repair tasks across multiple properties while delivering exceptional customer service to residents and internal teams. This role requires strong troubleshooting skills the ability to complete repairs independently and a commitment to maintaining safe well-maintained apartment communities.


ESSENTIAL FUNCTIONS

  • Perform intermediate routine and scheduled maintenance across multiple properties.
  • Troubleshoot and complete intermediate repairs including plumbing electrical carpentry appliance repair and heating and cooling systems.
  • Inspect and test safety systems and devices to ensure proper operation.
  • Complete work orders required documentation and accurately input maintenance data into the maintenance management system.
  • Develop and maintain positive working relationships with residents vendors and leasing staff.
  • Complete apartment turnovers efficiently while ensuring units meet company quality standards.
  • Immediately report safety hazards property damage or maintenance concerns to the supervisor.
  • Maintain proper inventory levels of supplies tools and equipment and ensure service vehicles remain organized and in good condition.
  • Participate in the on-call rotation and respond promptly to emergency maintenance issues outside of normal business hours.
  • Perform additional duties as assigned to support property operations.
Requirements

Education and Experience

Required:

  • High school diploma or GED equivalent.
  • Valid drivers license with reliable transportation.
  • 25 years of experience in property maintenance facilities maintenance construction or remodeling.
  • Intermediate knowledge of plumbing HVAC systems electrical systems and carpentry.
  • Knowledge of basic code requirements for electrical plumbing and mechanical systems installation and repair.
  • Familiarity with maintenance equipment and hand tools including safe operating procedures and identifying potential maintenance concerns.
  • Ability to operate various equipment used in property maintenance.
  • Ability to read and interpret plans diagrams and specifications.
  • Working knowledge of Microsoft Office applications and ability to learn maintenance management software.
  • OSHA 10 Certification or ability to obtain within 90 days of hire.
  • Strong communication problem-solving organizational time management and decision-making skills.
  • Ability to adapt to changing priorities and work demands.

Preferred:

  • Vocational or trade school certification in a maintenance-related field.

Physical Requirements

  • Ability to frequently lift carry push and pull up to 75 pounds.
  • Ability to stand walk and move continuously throughout the workday.
  • Frequent bending kneeling crouching crawling and twisting while performing maintenance tasks.
  • Ability to climb ladders stairs and scaffolding and work at elevated heights.
  • Ability to reach overhead and below the waist to complete repairs and maintenance tasks.
  • Ability to use hands and fingers for tools equipment operation and fine motor tasks.
  • Ability to operate maintenance equipment power tools and hand tools safely.
  • Ability to work in confined spaces when performing certain repairs.
  • Ability to work outdoors in various weather conditions including heat cold rain and snow.
  • Ability to see hear and communicate effectively in order to perform maintenance work safely and interact with residents vendors and team members.

WORK ENVIRONMENT

Work is performed primarily at company-managed residential properties. This role requires working in various weather conditions and environments including multi-story buildings across multiple property locations. The position may involve exposure to dust noise and maintenance-related equipment.


Special Requirements: This position requires regular in-state travel and the ability to work approximately 4045 hours per week Monday through Friday with occasional hours outside of this schedule based on business needs. Employees may be required to travel between multiple properties within the same day. Participation in an on-call rotation is required to respond to emergency maintenance issues outside of normal working hours.
