As a Portfolio Strategist within Amazons Global Real Estate & Facilities (GREF) team youll have the opportunity to make a significant impact on Amazons Japan/APAC real estate landscape. The Portfolio Planning will be expected to align real estate strategy to business needs in partnership with key GREF Stakeholders and maintain a customer centric approach. The role will partner with Japan Corp. managers occupancy planning teams and space management teams to implement portfolio wide strategic decisions present recommendations to regional leadership for portfolio optimization champion sustainable practices and translate it into GREFs broader business requirements that enable effective solutions in alignment with Amazons overall real estate strategy.
The optimal candidate is an experienced and engaging professional who will excel within an entrepreneurial culture providing vision leadership and communication not afraid to dive deep into details and take ownership. They should also understand the nuance of being approachable and consultative providing direction/recommendations and fostering transparent relationships. The candidate must be able to balance frugality with creativity in offering solutions and approach problem-solving with an emphasis on root cause. An ideal candidate can navigate high levels of ambiguity and demonstrate a bias for action taking calculated risks in a fast-paced environment.
Key job responsibilities
Create 10-year city-wide Masterplan frameworks providing a holistic long-term strategic vision that aligns with broader Amazon goals within an urban developmental policies and trends (geopolitical social and economic) context.
Lead engagement and alignment with regional leadership on strategy paper deliverables looking ahead 3-6-9 months. Ensure alignment of strategic recommendations and facilitate transition over to Transaction Management to execute.
Own the Critical Lease Events within region ensuring timely Plan of Record decisions in alignment with key stakeholders over a rolling 36-month time horizon.
Leverage technology to enhance decision-making through real estate research and analytics.
Support the development of best practices to drive performance across the portfolio.
Collaborate with AMER and EMEA peers to ensure consistency and the sharing of best practices and lessons learned.
Support the GREF Spend Approval process in line with Amazons Spend & Transaction Policy.
Work in a matrix reporting structure encompassing both dotted and hard reporting lines.
Ensure 100% procedural compliance at all times.
About the team
The Global Portfolio Strategy Team serves as a strategic link between Regional Portfolio Managers and GREF partnering with senior leadership to ensure real estate decisions enable Amazons growth and innovation while upholding operational excellence. The APAC team is currently distributed across five cities.
- 3 years of professional experience in a corporate real estate strategic consulting environment.
- Bachelors degree in management Finance Project Management architecture interior design or related field or related professional experience.
- 6 years of program or project management experience.
- 5 years working in space planning occupancy planning program management customer experience or real estate.
- Business level English proficiency (speaking writing & reading).
- Japanese language skills
- 5 years of professional experience in a corporate real estate strategic consulting environment.
- Experience using data and metrics to determine and drive improvements.
- Experience owning program strategy end-to-end delivery and communicating results to senior leadership.
- Customer-experience focused; consistently exceeding expectations and prioritizing customer needs.
