协助物业与资产管理部负责人统筹所辖物业项目的资产管理运营工作
岗位职责
组织制定所辖项目的资产管理策略包括但不限于资产价值评估可行性分析资产增值方案运营计划业务发展计划等建立并逐步优化运营制度和流程建立规范和高效的运营管理体系
筹建与管理所辖项目的资产经营租赁运营团队根据招商定位制定租赁策略落实相关发展计划并及时评估
负责所辖项目的资产管理模型搭建及前期运营规划管理包括但不限于活动的策划宣传组织执行以及调控项目发展品牌更迭等工作
组织市场相关信息的收集分析和预判市场发展趋势包括所辖项目的租售情况消费需求动态行业动态供应商动态及对竞争对手的市场调查分析并及时制定应变策略管理风险和达成预期收益
监管所辖项目实施租户挽留战略维持良好租户组合
确保所辖项目保持服务品质和实现物业管理保值增值维持市场竞争地位
负责履约执行和服务评估等管理协调工作与区域客户政府相关部门建立良好的关系
完成上级安排的其他工作任务
任职要求
本科或以上学历金融房地产物业管理等相关专业优先
10年以上商业物业或房地产相关行业资产管理运营经验3年以上同等职位者优先
熟悉物业行业相关法律法规对商业物业的投资组合运营管理有一定的分析判断能力
熟悉房地产物业投资分析的专业知识掌握价值评估租赁管理成本分析和风险管理等知识具备较强的数据处理及分析能力
抗压力强以结果为导向优秀的商务谈判能力具备商业头脑
优秀的领导能力沟通协调能力和人际交往能力具备激励和支持他人的能力和意愿
良好的中英文水平
