Job Summary

Our Client is recruiting for a Portfolio Manager - The Portfolio Manager will responsible for the end-to-end management of a portfolio of residential sectional title schemes and body corporates. This role acts as the primary point of contact between trustees owners service providers and the property management company ensuring legislative compliance financial control and high service delivery standards across the portfolio.

Key Responsibilities Include:

  • Manage a portfolio of residential sectional title schemes and body corporates.
  • Serve as the primary liaison between trustees owners managing agents and service providers.
  • Build and maintain strong professional relationships with trustees and chairpersons.
  • Attend and minute trustee meetings AGMs and special general meetings.
  • Ensure all schemes comply with the Sectional Titles Schemes Management Act and relevant regulations.
  • Ensure compliance with CSOS requirements and governance standards.
  • Advise trustees on governance rules and best practices.
  • Prepare and manage annual budgets in collaboration with trustees.
  • Review levy structures and ensure accurate billing and collections.
  • Monitor scheme expenditure and approve payments in line with mandates.
  • Work closely with finance teams and auditors to ensure accurate financial reporting.
  • Oversee maintenance plans common property repairs and capital projects.
  • Source appoint and manage contractors and service providers.
  • Ensure service level agreements are adhered to and costs are controlled.
  • Respond to maintenance issues and emergencies within agreed timeframes.
  • Ensure accurate record-keeping for all schemes in the portfolio.
  • Prepare management reports for trustees and stakeholders.
  • Manage insurance claims and liaise with insurers and loss adjusters.
  • Handle correspondence owner queries and dispute resolution where required.

Personal Attributes Required:

  • Diploma or Degree in Property Management Real Estate or a related field.
  • 35 years experience managing residential sectional title portfolios.
  • Strong working knowledge of sectional title legislation in South Africa.
  • Experience dealing directly with trustees and body corporates.
  • Financial acumen including budgeting and levy management.
  • Proficiency in property management software and MS Office.
