Job Summary

The Facility Project Manager is responsible for the supervision of all CMI on-site staff and will manage the overall coordination of the following services and performance at CMIs customer site in Richmond VA.

Key Job Functions

  • Assist the customer is meeting all current and future energy and utility objectives
  • Ensure full compliance with all contract requirements performance standards and KPIs.
  • Conduct regular performance meetings with the customer.
  • Responsible for meeting the cost performance and schedule requirements throughout the contract execution and managing service requests emergencies projects etc.
  • Conduct routine inspections of preventive maintenance processes to verify compliance with established standards; identify and address inadequate performance; implement corrective training as required; and maintain current training documentation by reviewing and updating the education and training manual monthly.
  • Ensure the building is in full compliance with all applicable federal state and local regulations
  • Oversee the operations staffing performance and ensuring facility services are delivered in a high quality cost effective and timely manner exceeding customer expectations Ensure OSHA compliance and safe work practices
  • Actively participate in capital improvement plans and projects and assists with the coordination of day-to-day operations with customers
  • Manage the activities of sub-contractors maintenance contracts and personnel to ensure that the worked performed exceeds customer expectations
  • Measure and evaluate productivity and quality set standards measure performance and develop programs for improvement
  • Partner with vendors to insure a reliable cost-effective source of supplies parts and equipment to meet all deliverables
  • Ensure any required corrective action complies with contract performance

Qualifications :

  • HS Diploma required Bachelors degree preferred
  • The facility manager shall have at least 5 years of recent (within the last 7 years) management experience for similar services of this customer for Class A building(s) with 115000 square feet or greater.
  • Experience with hiring operations & maintenance talent
  • Must possess strong leadership skills
  • Experience interpreting contract documents.
  • Experience reading and interpreting blueprints and construction specifications.
  • Experience scheduling preventive maintenance and repairs. 
  • Responding to tenant complaints improving processes to correct repeated findings etc).  
  • Experience with contracting with and managing Subcontractors 
  • Experience with general administrative duties; including but not limited to creating reports.
