Location Hyderabad
Key Responsibilities -
Document Examination: Review and analyze property-related documents including deeds mortgages liens judgments easements plats and contracts to verify legal descriptions ownership history and property restrictions.
- Public Record Searches: Conduct comprehensive searches of public records to trace property ownership history prior conveyances mortgages tax records and outstanding liens or encumbrances.
- Title Reporting: Prepare clear and detailed title search reports identifying defects encumbrances or exceptions along with recommended curative actions.
- Compliance Verification: Ensure title examinations comply with applicable laws and regulations including RESPA Truth in Lending Act (TILA) and Equal Credit Opportunity Act (ECOA).
- Stakeholder Communication: Coordinate with lenders realtors attorneys buyers sellers and internal teams to communicate findings and resolve issues. - Quality Control: Maintain accurate and complete title records while adhering to organizational quality and turnaround standards.
- Customer Service: Provide timely updates to clients and address inquiries professionally.
- Problem Resolution: Identify and resolve title defects such as ownership conflicts unreleased liens or missing documentation.
