Job Summary
Monitor and coordinate personnel consultants contractors funds and other resources required to implement all aspects of projects service contracts and the preventive maintenance program. Responsible for the efficient and effective overall scheduling of building operations resources to conduct maintenance and project activities which result in minimum downtime and maximum productivity. Provide equipment related expertise and technical guidance on improving preventative maintenance activities.
Organizational Status
Reports to the Manager Maintenance Planning Building Operations.
Work Performed
Develops creates and maintains preventative maintenance plans and programs for electrical and fire life safety systems including task definition frequencies resource requirements and regulatory alignment.
Provides technical planning and scheduling for short- and long-term programs and projects for the department and resolves any conflicts by adjusting schedule.
Supervises allocates and coordinates the work of Site Supervisor Head Tradespeople consultants and project teams employed in providing services to the University while ensuring compliance to budget and schedule.
Initiates tender calls (RFP and RFIs) reviews tenders; recommends contract award monitors the construction and materials supply process; and confirms proper functioning and delivery of all systems prior to the release of holdback funds.
Reviews project scope drawings materials and labor and ensures that all documentation is in place for the proper management of projects including all approvals permits payments shutdown requests change orders and financial commitments.
Reviews regulatory and required preventive maintenance for materials and labour as to the functionality constructability and cost effectiveness.
Participates in meetings reviews job scope resource allocation and schedule and communicates project status.
Collaborates with engineering regulatory services trades persons contractors and other resources as required in development coordination and implementation of the scope design and execution of projects and service contracts.
Reviews outside consultant and contractor designs and proposals to ensure conformity with University standards and relevant codes and regulations as it relates to equipment and systems.
Reviews designs specifications and estimates for new or renovated campus facilities related to systems and infrastructure and maintains appropriate records.
Prepares labour estimates for projects preventive maintenance and service contracts.
Prepares analysis reports highlighting key performance indicators of construction projects scheduled and preventive maintenance work.
Provides an advisory service to University departments on recommendations of preventive maintenance contracts.
Maintains master project document by recording costs of project expenditures and incomes monitoring project budget transferring funding between accounts and reconciling final project costs.
Assists in establishing appropriate standards for maintenance of new or renovated equipment or systems.
Stays current on regulatory additions and changes for University equipment and systems.
Attends on-going and final inspections of projects.
Ensures jobsite safety programs are in place and functional.
Ensures compliance with Occupational Health and Safety legislation.
Responsible for safe use of vehicles tools and equipment.
Carries out other related duties.

Minimum Qualifications
Journeyperson Electrical trade certification.
Minimum 7 years of related experience.
Valid B.C. Class 5 drivers license.

Preferred Qualifications
Strong knowledge of building codes.
Proficiency with AutoCAD MS Office MS Project Visio.
