EXPERIENCE EDUCATION & JOB REQUIREMENTS
Technical vocational or on-the-job training in one or more of the following areas: HVAC electrical mechanical process controls mechanical power transmissions and plumbing
Minimum of five (5) years of experience in commercial or industrial facility maintenance
Current valid drivers license with a clean driving record(commercial license may be required)
Proficiency in Microsoft Office applications including Outlook Excel and Word
Technical proficiency with work order management systems (CMMS)
Current EPA certification or ability and commitment to obtain
High school diploma or GED equivalent required; associates degree or vocational/technical school diploma preferred
Must pass a criminal background check and hair follicle drug screening

ESSENTIAL FUNCTIONS & RESPONSIBILITIES
This position requires a high level of HVAC repair & mechanical troubleshooting skills
Assist with troubleshooting and repairs of buildings and installed systems to include packaging and handling machinery large air compressors plumbing systems kitchen equipment roofs drains shop equipment grounds equipment and HVAC systems among others
Assist with installation and modification of building equipment and systems
Ability to review create and maintain assigned work orders with associated paperwork within digital computerized maintenance management system (CMMS)
Replace and repair building finishes such as ceiling tiles door hardware wallpaper and can paint walls piping floors and equipment
Inspect buildings grounds and equipment for unsafe or malfunctioning conditions perform both reactive & preventative maintenance
Maintain and operate fire and life safety systems such as fire alarm systems fire pumps and related fire protection system equipment
Possess competent knowledge of the use and care of tools and equipment used in facility and grounds maintenance
Identify and work with potential outside contractors/vendors from sourcing to quotation to job completion
Respond immediately to emergency situations and customer service requests as assigned
Ability to use technology such as smart phones tablets computers web-based applications building automation systems etc.
Comply with all applicable codes regulations governmental agency and company directives as related to building operations and practice safe work habits
Complete all required safety training as scheduled weekly/monthly/annually
Bring a professional inclusive attitude willing to help others as needed for team success.
Comply with company dress code while working and maintain a neat and clean appearance while on the property at times other than working hours
WORK ENVIRONMENT
This role operates in a professional office environment as well as industrial/warehouse type environments both indoors and outside during hot and cold climates. This role routinely uses both maintenance tools and standard office equipment such as computers phones and printers to accomplish tasks. May be the only maintenance staff member on duty during certain shifts; may be required to work extended periods of time without relief when responding to priority / emergency situations (including overtime type assignments); may require shift work and / or stand-by on-call duties
