Sr. Manager Facilities & Operations
The University of Miami/UHealth has an exciting opportunity for a Full Time Sr. Manager Facilities & Operations to work at the UHealth Medical Campus. The Sr. Manager Facilities & Operations Central (H) administers leadership for various projects programs and assigned departments. More specifically the incumbent oversees maintenance mechanics contractors and other service personnel to ensure the high-quality conditions of assigned facilities.
Coordinates work orders preventative maintenance and renovation projects for assigned areas.
Provides estimates and budgets for project work maintenance contracts reimbursable work requests and facility events.
Ensures proper training of staff and prepares performance reports.
Orchestrates activities needed to prepare facilities in the event of a hurricane or other disaster and plays a major role in restoration projects.
Serves as single point of contact for all projects in progress and projects completed in assigned area.
Oversees that proper certifications are obtained for construction and repairs.
Escalates disputes to appropriate managing staff and contacts appropriate parties with status updates and resolutions of issues.
Makes sure that work orders are properly entered serviced and closed out. 9. May oversee and ensure continuous compliance with regulations procedures and documentation.
Inspects equipment regularly and detects and corrects any issues.
Establishes and continuously assesses the effectiveness of the internal controls within the unit and compliance with University policies and procedures. Ensures employees are trained on controls within the function and on University policy and procedures.
Department Specific Functions
Responsible for the monitoring of all steam and reheat systems to assure systems are operating correctly and efficiently.
Manage and prioritize maintenance and repair needs and work with vendors to coordinate maintenance and repair when outsourcing is necessary.
Supervise coordinate and monitor UHealth/Miller School of Medicines (MSOM) facilities and central steam plant activities;
Maintains equipment and perform related duties to ensure safe reliable and efficient operation of the UHealth/MSOM steam plants steam distribution system and auxiliary and support system.
Provide personnel safety program leadership and ensure all direct reports adherence to UHealth/MSOM policies procedures and required training related to workplace safety.
Ensure all operations comply with UHealth/MSOM policies and procedures and environmental and safety regulations.
Ensure proper documentation of operations activities in log and/or incident reports.
Coordinate with service providers to prepare and submit reports required by regulatory agencies.
Analyze plants operational data and reconfigure operating units as necessary to provide reliable efficient service.
Investigate abnormal operating events or equipment failures to determine root cause; make adjustments repairs and/or modifications as needed.
Organize and maintain an inventory of parts tools equipment and supplies.
Manage the buildings & steam systems operations and maintenance program of the assigned trades and identify those areas needing improvement or further development.
Ensure all facilities equipment is properly operated and maintained as well as track all labor and material in the Computerized Maintenance Management System (CMMS).
Keep track of the Kronos time reporting records and is responsible to approve payroll time recording on the scheduled day and time of personnel assigned to the position.
Administers and maintains the Facilities Maintenance Program (TMA) and all preventive maintenance procedures throughout his/her area of responsibility.
Communicate with Directors about emerging maintenance issues in a timely fashion.

CORE QUALIFICATIONS
Bachelors Degree in relevant field
Boiler operator certification Journeyman HVAC License or Master HVAC License preferred
Minimum 7 years of relevant experience. Experience in: managing preventative maintenance needs and programs; with budget preparation and monitoring procedures report writing and record keeping; plumbers and steamfitters preferred
Knowledge Skills and Attitudes:
Thorough knowledge of central steam plant engineering and operations as well as understanding of maintenance and repair procedures
An understanding of the operation and maintenance of plant equipment including the importance of ensuring high availability reliability and efficiency
Knowledge of computerized maintenance management system
Demonstrated ability to monitor and/or maintain quality control safety and environmental standards
Knowledge of supplies equipment and/or services ordering and inventory control
Proficiency in the use of computers and related software applications such as Word Excel PowerPoint scheduling and budget software
Knowledge of inspecting cleaning and adjusting steam plant equipment
Knowledge of pressure testing on piping and pressure vessels
Thorough knowledge of HVAC systems and building codes
Demonstrated ability to: communicate/interact effectively orally and in writing; interpret adapt and apply guidelines and procedures; supervise and train employees including organizing prioritizing and scheduling work assignments; foster a cooperative work environment
