About the role
The candidate for the position should have 2 to 5 years of experience in real estate valuations and/or portfolio management. Strong excel modeling and data management skills are required and the candidate must be highly organized detail-oriented and very responsive to a fast-paced investment environment. Strong communication skills are required given regular exposure to the Client Asset Management and Finance teams. Location is flexible but New York is preferred.
The role is comprised of data management valuation modeling and support portfolio level analysis and project management. The analyses produced will support the Real Estate Asset Management and Finance teams as well as senior members of the firm for decision-making purposes. Detailed responsibilities will include the following:
Data Management and Analytics:
Maintain and support the Clients existing internal data warehouse inclusive of updating for quarterly valuations and underlying market support.
Oversee external databases and platforms ensuring all information is updated in a timely and accurate manner
Benchmark internal statistics against market sources to determine performance relative to the broader market
Extract and aggregate data from key reports such as investment committee memorandums monthly reporting packages market specific reports and other key deliverables to support portfolio-wide analysis
Valuation Preparation & Support:
Assist the Client across the valuation process including but not limited to the following:
o Prepare annual appraisal planning files maintain list of potential sales to cross reference for planning purposes
o Prepare quarterly internal valuation planning files coordinating with multiple team members to distill expected movements across a multitude of deals.
o Compile and review market data to support the valuations key assumptions ensuring outputs meet auditor expectations
o Aggregate factual inputs required to derive net asset values from the valuation process
o Address auditor questions and escalate to other team members as applicable
o Assist with the valuation models as applicable
o Assist with compiling adjustments for joint venture level net asset value determinations
o Support the preparation of the quarterly valuation tracking schedule
Portfolio Level Analysis:
Prepare analyses to derive insights across different subsets of the portfolio (e.g. property type region etc.) on a regular and ad hoc basis
Research trends and patterns in the portfolio that can be leveraged as both diagnostic and predictive insights
Assist with other ad hoc portfolio level initiatives as applicable
Communication / Project Management:
Maintain open lines of communication with key stakeholder expectations by providing real-time updates on project milestones and clearly communicating any shifts in timelines
Demonstrates strong judgment by self-addressing questions where applicable and escalating more complex questions in a consolidated fashion to ensure productive review sessions
