Job Summary
EMCOR Facilities Services has an immediate opening for a Maintenance Technician in Bethesda MD (Monday Friday (6:00am 2:30pm). The Technician will report daily to the EMCOR Site Supervisor and support him/her to provide quality workmanship and high work standards to maintain a professional working environment. Primary responsibilities of this position are to work directly with the client Facility Manager daily and be responsible for supporting them with their daily facility support needs which include the reconfiguration of modular office walls doors ceilings light fixtures and vents to adjust office spaces as directed. Must have computer skills to manage and utilize the clients CMMS/move coordination systems and communicate with the client effectively in person and via email. To assist with general maintenance needs at the facility and perform general maintenance of equipment as required. Knowledge of and capable of performing carpentry plumbing repairs and various general tasks assigned. Qualified applicant must be a US Citizen possess a valid drivers license and have at least 3 to 5 years of hands on experience in facilities maintenance and dealing with a wide range of general type services. Must possess a professional appearance excellent customer service and communication skills.
Essential Duties & Responsibilities
| Communicate effectively with the Site Supervisor and client Manager to determine service needs. Coordinates and supervise client sub-contractors while performing service on site. |
Demonstrate the ability to proactively identify potential problems or opportunities analyze issues using all appropriate resources develop alternatives and arrive at the optimum approach to mitigate problems |
Repair and unclog Toilets Urinals replace and maintain valve assemblies and repair/maintain sensors for automatic flush kits as well as all other minor plumbing related to the Facility. Carpet tile replacement and painting of small areas as requested. |
Maintain a strict PM schedule. Maintain A/C and Heating equipment change filters and clean coils as needed. |
Performs a wide variety of corrective maintenance work request. |
Assist other skilled employees to perform projects as requested. |
Perform monitoring of the building automation computer system to ensure equipment is running and the building temperature conditions are in range. |
Qualifications
Education (HS Diploma Under/Graduate Degree etc.) | HS Diploma |
Business Experience (prior years work/related experience) | 3 5 years of experience related to commercial facility maintenance. |
Licenses/Certifications | Valid US drivers license. Must be capable to be compliant with the client background check Contractor Advantage prior to start. |
Language Skills | Ability to read and interpret documents such as safety rules operating and maintenance instructions and procedure manuals. Ability to speak effectively before groups of customers or associates of organization. |
Technical Qualifications & Skills | Ability to perform various general type maintenance tasks. Ability to write routine reports and correspondence utilizing basic computer skills and ability to communicate via email and internet use. Must have to ability to perform all aspects involved with minor office reconfigurations. |
Responsible for all aspects of the maintenance and repair of the general facility along with the ability to perform all requests involving minor office reconfigurations (planning coordination execution and clean-up). |
Excellent customer service and communication skills. Ability to work both independently and as a team player. |
Perform minor troubleshooting of equipment failure and possible remedies to mitigate down time. |
Must have ability to repair and unclog Toilets Urinals replace and maintain Valve Assemblies and repair/maintain Sensors for Automatic Flush Kits as well as all other plumbing related to the Facility. |
Organization skills to maintain the client facility maintenance records and reports. |
Must perform monitoring of the building automation computer system to ensure equipment is running and the building temperature conditions are in range. |
Physical Demands
The ability to lift 50lbs climb ladders and ability to walk the facility throughout the day are required. Have the ability to regularly kneel repetitively during shift. Have the ability to move in a 90-degree fashion on a repetitive basis. Have the ability to work and maneuver on a variety of terrains along with assisting the team in snow removal/shoveling as necessary. Have the ability to interact with all clients in a professional and friendly manner despite periods of stress. The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
Work Environment
While performing the duties of this job the employee is frequently exposed to moving mechanical parts. The employee is occasionally exposed to high precarious places; fumes or airborne particles; extreme heat; risk of electrical shock and vibration. The noise level in the work environment is usually loud. May be required to work in confined restricted and hot areas. We are also responsible for snow removal and there are times in the Winter season when most of the day is spent outdoors in cold/snow conditions. Must be willing to work overtime when required. May at times be required to work holidays and non-business hours shifts.
