Within the Facilities & Operations (F&O) directorate the Facility Operations Center (FOC) plays an important role in ensuring seamless and efficient facility management providing a wide range of support services including small-scale construction planning and management managing an emergency call center to address urgent facility-related concerns and provide immediate assistance administering and optimizing the Computerized Maintenance Management System (CMMS) for streamlined work order processing asset management and efficient resource allocation overseeing the development and coordination of preventative maintenance as well as collecting and analyzing data to develop key performance metrics that drive continuous improvement in operational efficiency and service delivery.

Position Description

The Facility Operations Center is hiring a Preventative Maintenance Specialist who will be responsible for maintaining accurate asset inventories managing preventive maintenance data within the Computerized Maintenance Management System (CMMS) and collaborating with craft shops and stakeholders to ensure effective compliant and efficient maintenance execution. The ideal candidate should possess good knowledge of facility operations.

Essential Duties and Responsibilities:

  • Responsible for assisting in the administration and coordination of the Facility & Operations (F&O) Preventative Maintenance (PM) program per DOE Order 430.1C Real Property Asset Management. This includes entering modifying and maintaining a computerized preventive maintenance program.
  • Establishing and maintaining the inventory of facility and operating plant equipment.
  • Data collection and analysis of preventative maintenance services performed and the development of specifications and protocols within the Computerized Maintenance Management System (CMMS) Database for future maintenance services.
  • Distributes preventive maintenance work orders to respective shops and monitors compliance with Department of Energy (DOE) orders.
  • Attends Occupancy Readiness Reviews identifies equipment for inventory.
  • Setup & troubleshooting of Mobile CMMS for F&O craft shops.
  • Under minimum supervision reviews feedback from the field and revises PM Job Plans.
  • Identify opportunities to improve process planning or performance through analysis of work order flow project demands and stakeholder expectations.
  • Periodically attend trade shops Plan of the Day (POD) meetings to get asset inventory and PM job plan feedback from the individual trades.
  • Supports special projects and assignments as needed.
  • Assists with troubleshooting and testing of CMMS modifications.

Required Knowledge Skills and Abilities:

  • Requires a high school diploma or equivalent plus:
    - a BS degree in a technical field and 4 years relevant work experience or;
    - a technical institute Adult BOCES certification AA degree in a technical field CCI program completion at BNL plus 8 years relevant experience or;
    - a technical high school certification program (eg. BOCES) and 9 years relevant work experience or;
    - 10 years relevant work experience
  • Experience in an applicable trade; knowledge of electrical mechanical and architectural disciplines
  • Use of a Computerized Maintenance Management System
  • Knowledge of electrical mechanical and architectural disciplines.
  • Experience in implementing preventative maintenance strategies utilizing industry practices.
  • Strong Microsoft Excel skills.
  • Strong communication skills (verbal and written).
  • Exceptional organizational and time management skills.

Preferred Knowledge Skills and Abilities:

  • Specialized training in a Computerized Maintenance Management System Program recycling requirements and other Predictive and Proactive Maintenance Software Programs.
  • Experience with Maximo or other CMMS platforms.
  • Experience with Cognos Report Writer.
  • Experience in optimizing commercial/industrial preventative maintenance programs.
  • Knowledge of refrigerant handling and management to assist the Laboratorys compliance with New York States Title V Clean Air Act regulations.
  • Refrigerant Management.
