We are seeking a talented selfmotivated and resultsdriven executive to support the Director of Property Management Services in overseeing the operations and property management of our Hong Kong portfolio.
The ideal candidate will demonstrate exceptional communication and leadership abilities with strong analytical and strategicthinking skills. He/She must be highly professional well qualified and possess extensive experience in property management with solid knowledge of the BMO Cap. 626 and PMSA requirements to ensure smooth compliant and effective operations
Responsibilities :
- Ensure daily operation of HK properties fully compliance with statutory requirement; house rules and relevant property management rules / regulation & ordinance.
- Build up professional property management team to provide professional customer-centric management services to internal and external customers.
Establish a robust property management system to deliver highquality professional services across all Hong Kong properties covering areas such as servicestandard and workflow alignment Capex and Opex control and budgeting procurement processes (tendering and RFQs) and Facility Management System data analysis to enhance operational effectiveness and efficiency.
Develop strategic initiatives to support corporate objectives including analyzing industry competition identifying potential risks and opportunities and adapting strategies to evolving market conditions.
Oversee and monitor the property management operating budget including Capex and Opex spending.
Formulate practical execution plans based on goal setting resource and budget reviews and prioritization of work programs.
Lead joint tender and procurement processes in collaboration with property management teams and the Central Procurement Department.
Formulate review and update property management operating manuals work instructions and standard operating procedures.
Establish operational guidelines and in-house rules ensuring full implementation and alignment with best practices outlined in the property management handbook.
Conduct regular audits to ensure service quality and compliance with policies regulations and standards.
Provide coaching and leadership to property management teams fostering talent development and professional growth across the function.
Requirement : -
- Bachelors degree or above in Property Management Facility Management or related disciplines with 15 years of commercial and residential property management experience including 5 years in a managerial leadership role overseeing property management teams.
- Member of CIH HKIH HKIS RICS or other professional qualifications recognized by PMSA under the licensing regime; PMP (Tier 1) License is mandatory.
- Strong professional knowledge in building operations and estate management under DMC or BMO requirements; experience in multiDMC environments is an advantage.
- Excellent command of spoken and writtenEnglish Chinese and Putonghua.
- Capable of reading analyzing and interpreting scientific/technical documents financial reports and legal documents.
- Able to deliver clear presentations analyses and proposals to senior management and internal/external stakeholders.
- Proficient inMicrosoft Office including PowerPoint Excel and Outlook.
- Strong leadership capabilities with the ability to inspire teams drive engagement and demonstrate professionalism and integrity.
- Detailoriented team player with a strong focus on customer satisfaction and regulatory compliance.
- Excellent interpersonal and communication skills both verbal and written.
- Strong commitment to teamwork diversity integrity health & safety and people development with the ability to integrate these principles into daily operations.
- Skilled in problemsolving scenario management and crisis handling.
- Highly adaptable able to manage competing priorities and adjust approaches to achieve optimal results.
