Job Title: Special Projects Project Surveyor - Major Works
Location: London
Salary: 68000 per annum plus up to 5 percent performance bonus
Role Overview
A housing organisation in London is seeking an experienced Building Surveyor to join a specialist Special Projects team delivering major remedial and latent defect works across a residential portfolio. The role has a strong focus on cladding fire safety and building regulation compliance.
You will lead complex remedial projects from inception to completion ensuring works are delivered on time within budget and to a high quality standard. A key part of the role is working closely with residents and stakeholders providing clear communication and maintaining customer satisfaction throughout project delivery. Occasional evening meetings with residents and stakeholders form part of this position.
Project Management
- Lead and deliver latent defect and major remedial works projects across residential buildings
- Develop and manage project programmes budgets and risk registers
- Ensure time cost quality and customer satisfaction objectives are achieved
- Appoint and manage multi disciplinary consultant and contractor teams
Technical and Compliance Oversight
- Ensure works comply with building regulations and fire safety standards
- Oversee technical solutions to ensure compliant and cost effective delivery
- Monitor contractor performance and health and safety compliance
- Ensure statutory and regulatory obligations are met
Procurement and Contract Management
- Procure consultancy and construction contracts in line with internal policies
- Manage contracts through to completion including handover of O and M manuals and health and safety files
- Maintain effective relationships with supply chain partners
Resident and Stakeholder Engagement
- Act as key point of contact for residents and stakeholders
- Provide regular project updates and manage complaints appropriately
- Facilitate access and decanting arrangements where required
- Deliver occasional out of hours resident meetings
Risk Reporting and Team Contribution
- Minimise risk relating to health safety and statutory compliance
- Prepare reports for senior management and governance committees
- Contribute to property team meetings budgets and service improvement initiatives
- Provide technical advice to internal teams and stakeholders
- Support latent defect legal casework when required
