Appraiser II: $97454 - $151095

Senior Appraiser: $121726 - $191387

In addition to salary the Association has a team based incentive program that provides an opportunity for up to 15% payout of base salary based upon Association performance.

Position Summary:

Appraisers complete appraisals for internal and external clients by inspecting researching analyzing and valuing property. Appraisal authority productivity complexity of appraisal and years of experience may differentiate the Appraiser levels.

Essential Functions:

Appraisal Services

  • Meets with customer and completes physical inspection of the subject property including buildings land permanent plantings water systems/resources and other property characteristics
  • Completes physical inspections of comparable sales
  • Collects and analyzes specific property and general market data
  • Researches confirms analyzes inspects and enters sales and rental information in the Associations database
  • Determines the highest and best use of the subject property
  • Selects the market data that is most appropriate for the valuation of the subject property
  • Concludes an opinion of value
  • Provides summary of the subject propertys physical characteristics valuation process and value conclusion in a written report
  • Ensures appraisals meet the Uniform Standards of Professional Appraisal Practice (USPAP) and company expectations and guidelines
  • Reviews preliminary title report and determines if the legal description is correct and describes the property accurately
  • Determines if the exceptions to the title impact the subjects value
  • Works directly with the title company to correct errors if necessary
  • Peer reviews other appraisers work and communicate findings
  • Reviews communicate findings and co-sign larger appraisals

Department Projects

  • Trains non-licensed appraisal staff when necessary
  • Participates in special projects as assigned

Communication

  • Works closely with internal and external customer base by providing written and verbal communication
  • Coordinates and assists throughout the appraisal and lending process
  • Identifies areas of concern specific to the subject property and consults with loan officers and loan documentation specialists as needed
  • Represents the Association at various community events

Education

  • Attends educational offerings to stay informed of trends influencing various commodities farming practices and other pertinent topics
  • Remains current with continuing education for the appraisal license and designations

Data Security and Confidentiality

  • Appropriately protects the confidentiality security and integrity of the Associations systems and data and clients data

Commitment and Support of Association Mission

  • Understands applies and supports the Association mission and vision statement in a positive professional manner at work and with customers in all settings

Senior Appraiser Responsibilities May Include:

  • Leadership
    • Trains non-licensed appraisal staff when necessary
    • Offers highly independent expertise and recommendations to leadership and team members related to the business unit or workforce of the department to help resolve complex issues
    • Reviews Association policies and procedures and recommends improvements within ones specific area of expertise
    • Shares expertise related to appraisal
    • Participates in Special Projects as assigned

Knowledge & Skills:

  • Knowledge understanding and application of appraisal concepts regulations processes and procedures related to the Uniform Standards of Professional Appraisal Practices.
  • Knowledge understanding and application of appropriate industry expectations and guidelines in the valuation of chattel and real property. Knowledge of the agriculture financial and real estate industry and applied business mathematics and principles.
  • Knowledge of title issues easements and legal descriptions.
  • Knowledge of typical crops and land uses equipment types/uses building types/uses livestock and yield potential.
  • Knowledge of soil and drainage characteristics ground/surface water resources and accompanying regulations.
  • Knowledge of various governmental agencies and their permitting processes that impact the potential use and value of property.
  • Knowledge of Microsoft Office Suite computers current appraisal-related software and other office tools.
  • Ability to effectively read write and communicate in the English language.
  • Skill in serving and working effectively with both external and internal customers in a professional respectful manner.
  • Skill in analyzing information and problem solving to formulate logical and objective conclusions.

Qualifications:

Appraiser I

  • Education: Bachelors Degree in Agriculture Agricultural Business Agricultural Science Real Estate Finance or a related field
  • Experience: 2-3 years of basic agricultural appraisal experience experience in the area of real estate appraisal with an emphasis on appraising agricultural producing properties
  • Certifications: Certified General Appraiser License

Appraiser II

  • Education: Bachelors Degree in Agriculture Agricultural Business Agricultural Science Real Estate Finance or a related field
  • Experience: 4-5 years of increasingly complex agricultural facility transitional and other appraisal experience
  • Certifications: Certified General Appraiser License

Senior Appraiser:

  • Education: Bachelors Degree in Agriculture Agricultural Business Agricultural Science Real Estate Finance or a related field
  • Experience: 8-10 years of increasingly complex agricultural facility transitional and other appraisal experience
  • Certifications: Certified General Appraiser License ARA and/or MAI designation preffered

Or an equivalent combination of education and experience sufficient to perform the essential functions of the job.

Physical Demands:

Positions in this class requires: typing talking hearing seeing and repetitive motions. May be required to lift up to 20 pounds carry push pull or otherwise move objects while completing essential functions. Must be able to remain in a stationary position most of the time. The employee is required to have close visual acuity to perform activities such as: preparing and analyzing data and figures understand information communicated via computer screens and/or written text. Also requires: climbing balancing stooping kneeling crouching grasping measuring photographing walking on uneven surfaces and/or confined areas.

Working Conditions:

This position is subject to office and outdoor working conditions. Indoor Office Conditions: Employees work in an office environment with moderate noise levels controlled temperature conditions and no direct exposure to hazardous physical substances. Outdoor Conditions: Employees may be subjected to environmental conditions and atmospheric conditions including: dusts fumes extreme temperatures inadequate lighting and intense noises. This position requires approximately 40% travel both environments employees may interact with upset staff and/or public and private representatives in interpreting and enforcing departmental policies and procedures.
