Role Overview
This is a transformative leadership opportunity to shape the future of a dynamic property development group with a remaining landbank potential of approximately RM8 billion expected to sustain development for 810 years. You will oversee a high-value portfolio including ongoing projects worth RM2 billion (with a strong average take-up rate of 70%) and upcoming landmark developments close to RM3 billion.
You will be the driving force behind the design and planning strategy that turns visionary concepts into commercially successful approved and buildable realities. You will lead a best-in-class team to optimize project feasibility maximize Gross Development Value (GDV) and secure timely approvals across a diverse portfolio spanning residential mixed-use and integrated developments.
Key Responsibilities
Strategic Design & Planning Leadership
- Formulate and lead the overall design and master planning strategy for the groups portfolio including high-rise residential mixed-use developments and large-scale integrated projects.
- Drive plot ratio optimization innovative design solutions and feasibility studies to maximize GDV and enhance project marketability.
- Oversee the entire upstream design lifecyclefrom conceptualization authority engagement and detailed design development to tender readinessensuring alignment with business objectives and timelines.
- Contribute directly to the groups strategic landbank development plans ensuring design strategies support long-term sustainability and value creation.
Stakeholder & Authority Management
- Serve as the primary lead in all engagements with local authorities (e.g. DBKL local councils) navigating complex approval processes to secure planning permits efficiently.
- Present and justify design and planning strategies compellingly to internal leadership joint venture partners investors and regulatory bodies.
- Maintain and strengthen relationships with key stakeholders to facilitate smooth project progression and risk mitigation.
Team Development & Operational Excellence
- Build mentor and lead a high-performing multidisciplinary team comprising design managers planners project coordinators and consultants.
- Foster a culture of innovation collaboration and excellence within the team and across downstream implementation functions.
- Implement and refine design governance frameworks tools and processes to enhance productivity quality and compliance.
Project Management Guru
- You will driving operational excellence in the project management cycles
- Provide design input for new project acquisitions and feasibility assessments helping to shape the future development pipeline.
Requirements
- Bachelors or Masters degree in Architecture Civil/Structural Engineering Urban Planning or a related built environment discipline.
- Minimum 10 years of progressive experience in property development with a strong focus on upstream design planning and authority management.
- Proven track record in leading the planning and implementation for large-scale high-value mixed-use and high-rise developments (experience with GDV > RM1 billion projects is an advantage).
- Deep current expertise in KL and Selangor planning regulations submission procedures and plot ratio optimization strategies.
- Exceptional leadership and team-building capabilities with experience scaling and mentoring high-performance teams.
- Outstanding communication negotiation and presentation skills with the ability to influence senior executives and external partners.
- Strategic thinker with a strong commercial acumen and a portfolio that demonstrates innovative design solutions enhancing project feasibility and value.
