JOB DESCRIPTION
Title: Maintenance Mechanic
Supervisor: Property Manager
Working Conditions: Non-exempt; 52 weeks; flexible schedule as necessary; travel as required
SCOPE:
The Maintenance Mechanic is responsible for the general upkeep and repairs to all HRA properties. This includes painting carpentry masonry maintaining mechanical equipment including heating plumbing and electrical appliances on the interiors and exteriors of dwelling and non-dwelling units. Performance of duties requires journeyman skills in one or more crafts or trades.
At all times this employee is to maintain the integrity of the Authority in all its operations and dealings with the public and other governmental agencies.
MINIMUM QUALIFICATIONS:
Education training and experience in plumbing electrical and general maintenance and repair of residential rental property. Ability to make intelligent decisions in emergency situations. Possess a valid drivers license.
Ability to follow repair manuals as-built drawings shop manuals and building and equipment specifications. The position requires the ability to work compatibly with co-workers and with residents. Listen to the residents requests and refer matters appropriately to management. Have the willingness to take direction maintain confidentiality and to perform in a dependable and trustworthy manner. It is necessary that the person be patient pleasant and know how to respond to the general maintenance needs of the project areas.
Maintenance Mechanic is required to hold or obtain a Special Engineer Boiler License within 6-months of hire and a 2nd Class C Boilers License within 24 months of hire. (Maintenance Mechanics receive a $150 monthly stipend upon earning a 2nd Class C Boilers License provided they maintain the license and remain in the position. The Employer covers the cost of testing and renewals.)
Experience operating tractors trucks snow removal equipment drill press radial saw table saw jointers planers and all normal shop power tools plus light metal fabricating equipment to perfect repairs on equipment.
JOB RESPONSIBILITIES:
- Inspection of units on turnover and as otherwise directed.
- Repairing painting and cleaning of apartments as needed.
- Keep all heating ventilation plumbing and electrical equipment and machines in proper operating order.
- Keep proper records of inspections and repairs.
- Repair and maintain Authority owned appliances and equipment
- Repair and replace windowpanes siding (where applicable) level sidewalks and stoops repair or replacement of storm and other doors etc.
- Repair of flooring and floor covering.
- Clean offices community space restrooms and other public areas. Sweeps dust mop scrub wax floors vacuum carpeted areas and wash public area windows.
- Enforce removal of rubbish in and about the dwelling units report on housekeeping practices detrimental to the premises and enforce HRA rules and regulations for residents.
- Keep garbage disposal areas furnace rooms etc. clean.
- Keep driveways parking areas and sidewalks free from snow debris and ice.
- Mow re-seed fertilize water public lawn areas and tend trees shrubs etc.
- Police area to keep out trespassers and to prevent disturbance or malicious damage and keep premises locked as directed.
- Prepare and submit daily work orders of service calls and maintain and submit daily time records as directed.
- Keep maintenance record sheets for each dwelling unit.
- Conduct regular boiler inspections and operate HRA boiler systems.
- Other such tasks assigned by management.
