Job Summary

Rate of Pay: 34.00 - 46.12 per hour

Summary:

The Voids Repairs Manager is a pivotal role responsible for the end-to-end management of all vacant property repairs (Voids) and the delivery of minor aids and adaptations across the Councils housing stock. This is a high-impact customer-focused role essential for minimising vacant property turnaround time (Void Relet Standard) and ensuring housing is safe habitable and compliant with all relevant construction health and safety legislation. The postholder will embrace locality working manage substantial budgets lead a team and actively engage with tenants residents and partners to continually drive service efficiency and improvement.

Responsibilities:

  • Ensure empty homes are repaired coordinated with Lettings and Tenancy Services and relet quickly and efficiently to meet agreed targets and minimise the impact on neighbourhoods.
  • Manage pre-void surveys scheduling of repairs and post-inspections to ensure compliance with contract conditions. Implement recharges to recover costs for tenant-damaged properties.
  • Manage Stock Condition Surveys and risk assessments to evaluate homes in accordance with the Housing Health & Safety Rating System (HHSRS).
  • Oversee and manage specialist surveys including Energy Performance Certificates (EPCs) Structural Survey Condition Reports and Asbestos Surveys.
  • Ensure all building work is carried out in strict accordance with the latest Health and Safety and the Construction (Design and Management) Regulations 2007 (CDM) fulfilling the duties of a CDM co-ordinator.
  • Manage and implement new or changes to relevant policies and procedures including contributing to wider strategies around homelessness and social care responsibilities.

Qualifications:

  • HNC (Higher National Certificate) or equivalent in Construction or a related technical discipline OR equivalent evidenced time-served experience.

Essentials:

  • A minimum of 2 years experience of effectively managing staff including recruitment motivation and development.
  • Detailed knowledge of construction health and safety and the duties of a Construction (Design and Management) co-ordinator (CDM-c).
  • Detailed knowledge of relevant construction legislation good practice planning and building regulation legislation (including HHSRS).
  • Proven experience of managing budgets and controlling expenditure in line with strict financial regulations.
  • Experience managing and testing new/existing IT packages and directing the introduction of new systems to increase efficiency.
  • A full UK driving license
