Description of Job

The Facilities Services work unit is responsible for planning designing constructing operating maintaining and managing all Colorado School for the Deaf and the Blind (CSDB) facilities and campus infrastructure. The team ensures compliance with all applicable building safety and operational standards while promoting a safe sanitary reliable and high-quality environment for students staff and visitors.

Facilities Services manages approximately 34 acres of campus grounds and 17 buildings totaling 296484 square feet. The work unit plays a vital role in sustaining CSDBs educational mission by maintaining effective functional learning and residential environments across the entire campus.

General Responsibilities
  • Maintain repair and install piping and plumbing systems plumbing fixtures wastewater storm water irrigation natural gas and HVAC-related systems. Equipment includes faucets lavatories toilets flush valves sinks drinking fountains domestic water heaters garbage disposals backflow devices valves and water/gas meters.

    • Some repairs require coordination with other Facilities staff or outside contractors.

    • Responds to routine and emergency service calls and work orders.

  • Generate complete and document preventive maintenance tasks and work requests using the Computerized Maintenance Management System (CMMS). Ensures all work orders and trouble calls are completed professionally accurately and in a timely manner.

  • Perform preventive maintenance inspections and repairs on facility systems including domestic water and plumbing systems irrigation systems storm water systems and sanitary waste drainage systems.

    • Creates and maintains equipment inventories condition assessments and location information.

    • Maintains up-to-date as-built drawings and identifies system repair/replacement priorities.

    • Coordinates documentation and inventory updates with the Supervisor and Facilities administrative staff.

  • Operate maintain and install building mechanical systems and equipment associated with:

    • Boilers

    • Chillers

    • Water treatment systems

    • Pumps

    • Deaerators

    • Variable frequency drives (VFDs)

    • Filters and traps

    • Cooling towers

    • Fan-coil units and air-handling units

    • Energy recovery ventilators (ERVs)

    • Chemical injection systems

    • Meters and valves

    • Building Automation System (BAS)

  • Perform daily water chemistry testing and adjust boiler and chiller water systems as needed to ensure proper operation and equipment protection.

  • Serve as an essential employee reporting early and remaining available as needed for weather-related and campus-critical operations:

    • Removes snow and ice from walkways entryways sidewalks and parking lots using trucks/plows snow blowers walk-behind brushes shovels and other snow-removal tools.

    • Applies salt and/or sand to ensure safe walking conditions.

    • May be required to work extended hours weekends or non-standard shifts to support campus operations.

    • Works in adverse weather climate conditions and physically demanding environments.

MINIMUM QUALIFICATIONS:

Experience Only:

Three (3) yearsof relevant experience in an occupation related to the work assigned to this position


OR

Education and Experience:

A combination of related education formalized apprenticeship program and/or relevant experience in an occupation related to the work assigned equal to three (3) years


Preferred Qualifications

  • Current Master-Level Plumber license (issued by the State of Colorado or another authoritative body).

  • Experience maintaining plumbing and pipe systems in a large campus setting.

  • Experience maintaining HVAC systems in a large campus setting.

  • Experience operating and maintaining a central boiler and chiller plant.

  • Universal CFC Certification as defined by EPA Regulations Section 608.

  • Experience and working knowledge in operating and programming Building Automation Systems (e.g. EcoStruxure).
