Job Summary

Position Title: Head Custodian - Class 24

FLSA: Non-Exempt

Reports To: Principal/ Director of Public Facilities or designee

TERMS OF EMPLOYMENT: 12 month (260 days) with benefits and salary in accordance the SEIU Local 888 collective bargaining agreement.

Immediate start date

Shift: MON FRI6:00am - 2:30pm 40 hours per week

Hourly rate: $28.2487 - $ 36.5447 per hour

Starting salary: Class 24 Step 1- $58757.29

Seasonal snow stipend: $600 per the SEIU contract

Annual Clothing Allowance: $400 allowance per the SEIU Contract

Benefits include:

Vacation - 2 weeks accrued annually after the first year of employment

Qualifications:

  • High School diploma and sufficient training and experience to demonstrate the knowledge and abilities listed in this job description.
  • Possess a valid drivers license
  • Experience in building custodial services (5-7 years minimum)
  • Demonstrated supervisory or management ability
  • Ability to monitor and maintain quality control standards
  • Ability to effectively use the towns computer based maintenance system e-mail system and Building Management System
  • Demonstrated problem solving and communication skills written and oral
  • Employment is contingent upon successful completion of a criminal record check (CORI) Sexual Offender Registry (SORI) SAFIS finger printing and a pre-placement medical exam with drug screening.
  • Ability to work effectively in a fast paced environment.
  • Good oral and written communication skills.
  • Possess computer skills

Job Goal:

To maintain a safe comfortable and functional environment in all Municipal buildings in a cost effective customer oriented manner that helps the Department of Public Facilities fulfill its mission of service to its residents and protects the capital investment made by the Town of Lexington.

Performance Responsibilities:

The responsibilities for this position are in addition to those listed in the employees primary Job Description. Under general supervision of the Facilities Operations Manager the Head Custodian oversees daily operation of the building to which he/she is assigned. This includes the coordination of work schedules and resources to allow the custodial staff to meet the needs of the building staff on any particular day. The Head Custodian will need to have an intricate knowledge of the day-to-day operation of the building in which he/she is assigned. Employee performance evaluations and discipline are included as part of these assignments include inventory cleaning and maintenance of equipment.

  1. Keep building and premises including sidewalks neat and clean at all times.
  2. Shovel plow and/or treat walks and steps as needed; Perform snow removal operations and run associated equipment.
  3. In coordination with DPF Management the Head Custodian will schedule and release personnel in regards to snow removal operations. Head Custodian will be responsible for verifying property is safe for school opening and will communicate to DPF Management in a timely manner.
  4. Check daily to insure all exit doors are opened or secured as required.
  5. Remove all waste recycling and debris.
  6. Mop classrooms (wet mop as needed) and dust furniture. Vacuum carpeted areas daily.
  7. Clean corridors and stairs after school daily and during the day when conditions require it.
  8. Scrub hose down and disinfect toilet and floors daily and clean all sanitary fixtures and drinking fountains daily. Check towel tissue and soap dispensers and refill as necessary.
  9. Wash all windows per cleaning schedule.
  10. Keep all floors in a clean and attractive condition including gymnasiums and in good state of preservation.
  11. Replace light bulbs and ceiling tiles as needed
  12. Comply with local laws and procedures for the storage and disposal of trash rubbish and waste.
  13. Move furniture or equipment within buildings as required for various activities and as directed by the Principal Director of Public Facilities or designee.
  14. Remain on school premises during school hours and during non-school hours during authorized use of the building when assigned as required by Director of Public Facilities or designee.
  15. Report all repairs such as broken windows as well as vandalism damage to Department of Public Facilities and Principal of the building.
  16. Assume responsibility for the opening and closing of the building each day and for determining upon leaving that all doors and windows are secured and that the alarm system is in working order.
  17. Keep inventory of supplies and equipment and requisition needed replacements in a timely manner.
  18. Check fire extinguishers for charge level and notify the Facilities Department of Public Facilities Office if there is a problem.
  19. Miscellaneous duties such as setting up tables and chairs for special events providing direction and answering basic questions regarding events for patrons.
  20. Performs maintenance such as painting cork and white boards installation (4x8) Maps Flags and assist maintenance staff as determined by the Director of Public Facilities or designee.
  21. Clean and maintain material and equipment.
  22. Perform other similar duties as assigned by the Department of Public Facilities Management
  23. Complete report of corrective actions after Quarterly Fire Inspections.
  24. When required to do so review checklists with DPF Management.
  25. Perform maintenance surveys of building and will submit work requests as applicable.

Essential Duties and Responsibilities:

  1. Provide supervision to building custodians to maintain the guidelines for cleaning set forth in the Custodial Procedures Manual or check sheets.
  1. Order track and acknowledge the receipt of custodial supplies and equipment. Maintain desired levels of stock and timely delivery of non-stock items.
  2. Deliver supplies and equipment throughout the building as required to support school custodians.
  3. Ensure the control and security of custodial equipment tools and supplies using an inventory management system and ensure compliance with policies and procedures.
  1. Ensure that custodial areas are kept clean and orderly with tools and equipment maintained in good repair.
  1. Maintain MSDS folder for chemicals used by custodians with understanding of the Right to Know Laws Massachusetts General Laws chapter 111F.
  2. Assist the Superintendent of Custodians or (LHS) Facilities Operations Manager with the preparation and implementation of work schedules to effectively and efficiently complete daily semi-annual and annual cleaning.
  3. Review work completed by building custodial personnel and contractors to determine if the work is acceptable and in compliance with established procedures and contract specifications.
  4. Work with custodians to monitor work progress conduct on the job training plan work inspect work and meet with vendors.
  5. Coordinate leave requests and arrange coverage as needed to maintain an acceptable level of staffing.
  6. Recommend equipment purchases and changes in policies and procedures.
  7. Act as a liaison between the custodial and maintenance staffs.
  8. Work with the Superintendent of Custodians or (LHS) Facilities Operations Manager to manage the inventory for the tracking of custodial supplies.
  9. Notify the Superintendent of Custodians or (LHS) Facilities Operations Manager of any failures to comply with policies and procedures.
  10. Facilitate harmony within the buildings custodial staff.
  11. Other duties assigned by the Facilities Operations Manager and/or the Director of Facilities.

  12. Exercise sound judgement in executing assigned work
  13. Exercise judgement in handling confidential information.
  14. Answer questions from employees and department heads.
  15. Work well under pressure and tight deadlines coordinating multiple projects and activities.

Physical and Environmental Demands:

The physical and environmental demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.

Work is performed both inside and outside and the employee may be subject to loud noise exposure to extremes in temperature inclement weather dust odors cleaning chemicals and related fumes etc. Employee is subject to one or more hazards such as those associated with working power equipment climbing ladders and working from scaffolding and aerial lifts.

Work is mutually mental and physical. While performing the functions of this job the employee is required to bend at the waist push pull move lift and carry a minimum of 50 pounds twist/turn climb ladders shovel snow seek to assure proper and complete cleaning and use dexterity of hands and fingers to operate power cleaning equipment.
