The Leasing Manager is responsible for managing the turnover and leasing of properties. We are looking for a Leasing Manager to service properties in Orange County. Enjoy a flexible hybrid work environment that combines time in the office on property site visits and remote work.
Responsibilities:
Coordinates turnover of our vacant properties this includes the following:
Inspects properties for work that needs to be completed to prepare for market.
Prepares reports on work that needs to be completed approvals required/secured and contractors completing work.
Sources vendors to complete work negotiating rates managing contractors to ensure work is completed on time and on budget.
Coordinates all repairs maintenance and cleaning during property turnover.
Reviews and approves associated invoices for approval
Conducts Move out inspections and identifies areas of damage and processes security deposit deductions within the time required.
Prepare & coordinate marketing of the property including preparing a market analysis and regularly updating clients on marketing progress.
Facilitates and conducts showings for vacant properties with prospective tenants
Works with supporting team members on the status of applications
Communicates with clients (landlords) via phone and email about repairs setting the rental price securing approvals and updates on when home will be ready for new tenants.
Provides recommendations to landlords for items that must be fixed as well as recommendations for general property improvement along with associated costs and time for completion.
Updates homeowners and other activities related to getting homes on the market as quickly as possible.
Conducts walk throughs at occupied properties to identify potential maintenance or health and safety issues lease violations and noting general property conditions.
Turns properties over within 35 days from move out
Ensures properties meet company standards for repair/cleanliness at move in
All other duties as assigned.
Requirements:
Bachelors Degree(Preferred)
Minimum of 2 years of Property Management/Real Estate experience (required)
California Real Estate License (required)
Clean Driving Record
Needed Skills:
Basic knowledge of G-Suite applications (Gmail Drive Word Sheets) and Mac OS
Strong attention to detail
Excellent verbal & written communicator (most communication is done via email/phone)
Able to work remotely on-site and independently
Smart time management skills and supporting with strategy
Proven track record of professionalism/composure under pressure
Eligibility for bi-annual performance based bonus beyond your base salary
