TERMS OF EMPLOYMENT: 12 month (260 days) with benefits and salary in accordance the SEIU Local 888 collective bargaining agreement
Start Date: Immediate Start Date
Shift: MON FRI 6:00 AM 2:30 PM
Hourly rate: $29.8299 - $32.8299 per hour
Starting salary: Class 25 Step 1- $62046.19 will be prorated based on start date.
Seasonal snow stipend: $600 per the SEIU contract
Annual Clothing Allowance: $150 allowance per the SEIU Contract
Benefits include:
Vacation - 2 weeks accrued annually after the first year of employment
Sick- 2 weeks annually

Minimum Qualifications:
- Must have a High School Diploma or equivalent.
- Must have a valid drivers license.
- Maintain a safe driving record
- Five (5) years of years increasingly responsible experience in a variety of the building maintenance trades.
- Employment is contingent upon successful completion of a criminal record check (CORI) Sexual Offender Registry (SORI) SAFIS finger printing and a pre-placement medical exam with drug screening.
- Expertise in emergency and routine repairs preventive maintenance constructing installing maintaining and repairing roofs floors walls ceilings doors and windows glazing screens cabinets counters furniture applying interior and exterior coatings to buildings and equipment.
- Demonstrated ability to perform a wide variety of skilled maintenance tasks using hand or power tools and related equipment to maintain buildings and equipment as detailed in the performance responsibilities listed below.
- Possess basic computer skills including ability to perform simple word processing and send/receive email and ability to access internet programs or willingness and ability to be trained on such items.
- Ability to effectively communicate verbally and in writing.
- Ability to perform basic math understand written procedures write routine documents and speak clearly; and understand multi-step written and oral instructions.

Maintenance functions include routine and emergency repairs and scheduled preventive services for all building systems weekend building checks and on call services.
Performance Responsibilities:
General Performance Responsibilities:
- Perform all emergency repairs to Municipal buildings and equipment.
- Perform preventative maintenance inspections and routine repairs
- Keep Supervisor informed of the progress of the work and any significant developments as they occur.
- Keep all work areas free and clear of debris.
- Perform building security checks including boiler and refrigeration equipment.
- Perform miscellaneous related duties as required by the Director of Public Facilities
- Ability to use computer for job related functions
Primary Performance Responsibilities:
- Perform skilled maintenance repair and construction work in the basic trades such as carpentry plumbing painting metal fabrication asphalt paving and concrete work.
- Assist state licensed technicians with the installation maintenance and repair of building systems including restroom facility fixtures sinks and drinking fountains; pack faucets as needed.
- Assist plumbers in locating breaks and in performing repairs; install new piping; repair or replace pipes valves fittings ball cocks and other fixtures; cut and thread pipes.
- Draw sketches or plans for assigned projects; assist with the development of specifications; update as-built drawings as assigned.
- Prepare and set forms for pouring cement; prepare site and install rebar steel; estimate materials and amount of concrete needed; pour and finish cement.
- Construct frame install maintain and repair roofs partitions ceilings walls doors windows and related structures; locate roof leaks remove old roofing and install new roofs and roofing material.
- Prepare mix and apply plaster to repair damaged walls.
- Operate a variety of hand and power tools and equipment utilized in assigned maintenance activities operate heavy equipment as required which does not require licensure and certification.
- Move District equipment and furniture to new locations as needed.
- Obtain materials and supplies needed to complete assignment.
- Assure compliance with building fire health and safety codes and standards.
- Maintain records of work performed including labor and materials used; receive work orders and determine priorities; estimate materials needed; request and/or order materials needed.
- Work from plans oral instructions sketches and blueprints.
- Shovel plow and/or treat Municipal Properties; Perform snow removal operations and run associated equipment
- Drive a Department vehicle to work sites; check oil fuel water levels and tires. Any deficiencies should be immediately reported to Department of Public Facilities Management.
- Perform related duties as assigned by supervisor

- Repair and install sinks toilets drinking fountains showers sill cocks kitchen equipment etc.
- Unclog and maintain drains in toilet areas kitchens boiler rooms shower rooms and art science areas.
Heating (HVAC Helper):
- Clean and maintain heating systems.
- Replace or repair all heating equipment water circulating plumps boilers compressors related machine room equipment bearings electrodes filters belts strainers and calibration of pneumatic controls etc.
Electrical (Electrical Helper):
- Wire new areas.
- Replace or repair switches ballasts lamps and motors etc.
- Maintain on a regular schedule all motors and other mechanical equipment requiring scheduling of services.

Regular and sustained periods of strenuous physical exertion. Operation of equipment that causes loud noise level and high vibrations.
May require the exercise of caution when operating equipment and handling chemicals or other toxic materials and the utilization of proper sanitary precautions when handling trash garbage blood spills and other potential hazards.
Work is mutually mental and physical. While performing the functions of this job the employee is required to bend at the waist push pull move lift and carry a minimum of 50 pounds twist/turn climb ladders shovel snow seek to assure proper and complete cleaning and use dexterity of hands and fingers to operate power equipment.
