Position Summary
Position Summary The Maintenance Technician II Carpentry Emphasis performs semi-skilled work in the maintenance repair and renovation of University facilities with a focus on basic carpentry repairs and finish work. This position supports daily building maintenance and preventive upkeep to ensure safe functional and attractive campus environments. The technician participates in an on-call rotation and must be available to respond to after-hours maintenance emergencies. Essential Duties and Responsibilities Perform basic carpentry repairs including door frame hardware trim and cabinetry work. Replace or repair ceiling tiles doors locks flooring windows and wall finishes. Perform patch and paint repairs to walls ceilings and other surfaces. Install repair or replace baseboards moldings and other finish carpentry elements. Fabricate or assemble shelves counters or minor casework as directed. Install and hang pictures whiteboards signage and blinds. Repair or install windows glass panes and partitions. Perform routine preventive maintenance on doors windows furnishings and other building elements. Perform general building maintenance tasks including basic electrical plumbing and HVAC repairs. Respond promptly to work orders such as roof leaks drain clogs and minor emergency repairs. Maintain and repair furniture equipment and fixtures; perform sweeper repair and similar equipment upkeep as needed. Inspect and maintain roof drains fire extinguishers and eyewash stations. Assist with generator testing emergency light testing and elevator resets when required. Operate hand and power tools safely and maintain tools and equipment in good condition. Work collaboratively with other trades and assist contractors as needed for multi-trade projects. Maintain accurate documentation of work completed in the computerized maintenance management system ( CMMS ). Maintain a professional appearance and deliver excellent customer service to faculty staff and students. Perform other duties as assigned within the scope and requirements of the position. Physical Demands
Manual and finger dexterity; eye-hand coordination; depth perception; ability to see clearly beyond arms reach and to see small detail; lift and carry up to 50 lbs.; climb 30 ladders; operation of man lift and boom lift; walk and stand for long periods of time; work in difficult positions. Work is performed primarily indoors; occasional outside work is required.
Required Qualifications
High school diploma or equivalent. Valid drivers license. Minimum of three (3) years of building-maintenance experience with an emphasis in carpentry or building repair. Working knowledge of carpentry tools materials and methods. Ability to use hand and power tools safely and effectively. Basic understanding of electrical plumbing and HVAC systems. Ability to read and follow written and verbal instructions in English. Basic computer skills (Microsoft Outlook Windows and maintenance software). Preferred Qualifications
Completion of trade-school coursework or apprenticeship in carpentry or building maintenance. Experience in an institutional educational or commercial maintenance environment.
