Reporting to the National Manager Landlord Relations & Asset Management this role is critical to the business as it is core to our customer value proposition of getting our customers on site quickly and efficiently.
This role is responsible for reviewing our customers applications from a property perspective and assessing the property requirements for those applications. Provide property advice build relationships with our landlords negotiate commercial terms find alternative solutions and seek opportunities with landlords to secure tenure and improve consent provisions on Indaras sites.
Key responsibilities will include:
Consents
Determine the consent requirements on incoming customer applications review lease documentation and liaise with the Property & Asset Management lawyers as required.
Prepare and forward consent correspondence to landlords with relevant attachments obtained from Sales/Co-location where required.
Maintain or develop positive relationships with landowners.
Obtain consents from landlords or their representative where necessary in a timely and cost efficient manner.
Undertake conflict resolution with landlords where required. Resolve property related issues whilst protecting Indaras interests.
End to end ownership of the property deal ensuring all databases are updated with information regarding consents including dates and progress notes.
Provide regular feedback on progress to Sales and Co-location teams in a timely manner.
Attend meetings as required with Sales Co-location and/or Property regarding applications and consents.
Provide regular reports to in relation to progress of consents concerns with landlords or any applications and escalate any problem sites to relevant stakeholders.
Identify opportunities with landlords to improve consent provisions or establish agreed protocols to reduce timeframes on obtaining consents.
Identify opportunities with landlords to secure Indaras tenure on sites long term.
Identify and resolve access issues that may delay a customer in commencing its installation works on site.
Pro-actively manage Sales and Co-location representatives on expected timeframes required in delivery of the property consent and actively seek alternative solutions to get the customer on Indaras sites quicker.
Take ownership of applications during the property consent phase.
Acquire Additional Lease Area under the BASS/S&R Process
Determine the best solution for the organisation in acquiring additional land as a result of customer requirements or internal strategic plans.
Negotiate the best outcome for the organisation both from a cost perspective and from an operational perspective.
Provide professional advice to the Sales/Co-location team in relation to property aspects on sites to meet customer needs and provide regular reports to Management.
Secure long term tenure on site where possible without delaying our customer by way of purchase or long term lease for the whole site in accordance with the PEP process.

Investigate impact of any surrounding DA applications on the site and identify sites where action is required to protect the organisations investment
Negotiate access licences where required
Resolve and provide advice to SMC regarding access or site issues identified (separate to customer related applications)
Develop relationships with landlords as part of the landlord engagement strategy
Assist the Property & Asset Management team as required on property management issues difficult sites and access issues to protect Indaras tenure and solve property issues with owners.
To be successful in this role you will have:

Strong knowledge of the telecommunications industry
Extensive property management experience

Essential
Minimum 5 years experience in property or telecommunications industry
Experience in property management
Excellent negotiation and communication skills
